INTRODUCTION

Advanced construction technology

The construction industry is repeatedly criticised for being inefficient and slow to
innovate. The basic methods of construction, techniques and technologies have changed little
since Roman times. But the application of innovation in the construction industry is not straight
forward.

Every construction project is different, every site is a singular prototype, construction


works are located in different places, and involve the constant movement of personnel and
machinery. In addition, the weather and other factors can prevent the application of previous
experience effectively.

The term 'advanced construction technology' covers a wide range of modern techniques
and practices that encompass the latest developments in materials technology, design procedures,
quantity surveying, facilities management, services, structural analysis and design, and
management studies.

Incorporating advanced construction technology into practice can increase levels of


quality, efficiency, safety, sustainability and value for money. However, there is often a conflict
between traditional industry methods and innovative new practices, and this is often blamed for
the relatively slow rate of technology transfer within the industry.

The adoption of advanced construction technology requires an appropriate design,


commitment from the whole project team, suitable procurement strategies, good quality control,
appropriate training and careful commissioning.

1.1 Building Background

Ilham Baru Tower (also known as IB Tower) sets to be the fifth tallest infrastructure in
Malaysia after its completion in 2015. The developer, Ilham Baru, has made the smart move of
hiring the world-renowned architecture firm Foster + Partners, which was founded by Lord
Norman Foster. That man is a successful architect and he has garnered awards such as the 21st
Pritzker Architecture Prize Laureate in 1999 and Praemium Imperiale Award for Architecture in
2002. IB Tower is placed in the prime KLCC area, on Jalan Binjai near Jalan Ampang, and the
tower will feature mainly office suites and serviced apartment. Other amenities and facilities will
also be available.

A dramatic union of sleek glass, steel accents and greenery a distinctive silhouette on
Kuala Lumpurs dynamic skyline. ILHAM Tower is the citys new business address for the
worlds corporate elite and high-flyers.

1.2 Location

Ilham Baru Tower's location makes talking about its amenities a redundant business.
Every KL-lite would know that the KLCC area is the pinnacle of Kuala Lumpur. Almost every
important address is there. First up is the ever-present Petronas Twin Towers and its mall Suria
KLCC, with Avenue K just beside it. The KLCC Park is a nice option for those who just want a
nice stroll by the lake and under the trees. Ampang Park is a closer but slightly outdated
commercial option, but it still relevant with the KL life. Other nearby office building is the G
Tower, the Intermark, Felda, Tabung Haji and others, while exclusive and nearby condos are The
Oval, Binjai Residency, Myhabitat, amongst many more. In the immediate vicinity of Ilham
Baru Tower is the Ampang Park LRT station, while the KLCC stop is a further walk or drive
away.

Jalan Binjai connects Ilham Baru Tower to Jalan Ampang and Jalan Tun Razak. Those who
need to get to Ampang in a hurry could take the Ampang - Kuala Lumpur Elevated Highway
(AKLEH), while the other alternative is through Bulatan Kampung Pandan. Other highways
available are Maju Expressway (MEX), SMART tunnel and Duta - Ulu Kelang Expressway
(DUKE).

1.3 Design Concept Statement

The 60-storey ILHAM Tower is the result of an extensive and careful form-finding
process. Its diagonal exo-skeleton, comprising triangulated concrete frames and external trusses,
is offset against the elegant glazing within the buildings structural armor.

The architecture of ILHAM Tower with its dramatic lines and form is destined to be the
toast of the city. Comprising 33 floors of office suites and 22 floors of serviced apartments,
adding up to a GFA of 1,000,000 sq ft.

1.4 Floor & Specifications

Ilham Baru Tower will be made up of 60 floors. 33 will be dedicated to the office suites,
while 22 are for the serviced apartment units. The remaining would be taken up by a food court,
an art gallery, a banking hall, a convenience store, a cafe, a business centre and other facilities.
The desire for column-free space leads to the building's unique facade. The exterior is then said
to be designed with the idea of shading the interiors. Obviously, this property is an architectural
dream. Moreover, the height of this building means that the top floors are a perfect spot to catch
the city skyline.

More amazing aspects of Ilham Baru Tower are, first of all, the 14-metre high lobby
ceiling. Imagine walking to an expansive lobby, a big statement of the standard of this property.
Next is the high-number of parking bays, to serve the drivers to and fro the building. A total of
913 parking bays will be available to the people that go to Ilham Baru Tower. Then, the high-rise
offices will also come with raised floors. This will help to prepare a controlled environment for
super-sensitive apparatus.

1.5 Green Building Technology

Fortunately, the list of features for Ilham Baru Tower does not end there. The developer
has been working hard to ensure that the building passes the Green Building certification. To aid
in their bid, the elements that need to materialise in the building are daylight glare control,
sensors to maintain the CO2 level in the air, energy-reducing light fittings, group lighting
operation, harvesting of rainwater and non-chemical water treatment, which they have prepared.
With these things, the certification of Green Building on Ilham Baru Tower would not be a
problem.

Daylight glare control

Manual override of automated blinds with a monitoring system may be omitted on the
basis that the project team demonstrates that the automation and monitoring system in
combination with the particular blind design can meet the aim of the credit without
intervention from occupants.

It would be expected that the system is able to keep direct sunlight off occupants in the
designated UA during daylight hours via the physical design of the blinds, and that the
automation as well as the monitoring system ensure that the blinds are operating as intended.
If the system does allow direct sunlight to pass into the occupied area for any design reasons
it should be demonstrated that the system can be adapted to future tenants, adjustment in
furniture layouts to ensure the glare control requirements can still be met. It is to be noted
that the blinds still need to meet the current glare control requirements expected of manual
control blinds with regards to transmission of materials and the amount of light passing
between framing and the blinds.

CO sensors & air quality control

Carbon dioxide gas detectors can provide detection and automatic ventilation control for
conference rooms, classrooms, meeting halls, or similar applications. The outdoor
concentration of carbon dioxide can vary from 250-400 parts per million (ppm) or higher in
areas with vehicle high traffic or industrial activity. The indoor carbon dioxide level depends
upon the number of people present, how long an area has been occupied, the amount of
outdoor fresh air entering the area, and other factors. Carbon dioxide concentrations indoors
can vary from several hundred parts per million to over 1,000 ppm in areas with many people
present for an extended period and where fresh air ventilation is limited. Outdoor "fresh" air
ventilation is important because it can dilute carbon dioxide in the indoor environment.

The amount of fresh air that should be supplied to a room depends on the type of facility
and room. Ventilation should keep carbon dioxide concentrations below 1,000 ppm and
create indoor air quality conditions that are acceptable to most individuals. Carbon dioxide
gas detectors can utilize an automated background calibration program to set the clean air
level on a regular basis. The detector will maintain accuracy if it is exposed to the "clean air
reference value" roughly once per week. The reference value is the lowest concentration to
which the sensor is exposed. This applies when used in typical indoor ambient air.

Energy-saving light fittings

Electric lighting is one of the major energy consuming items in many non-domestic
buildings. Using appropriate energy-efficient light fittings with dimming controls and proper
daylighting schemes can help reduce the electrical demand and contribute to visual comfort
and green building development.

There are two main types of energy efficient light bulbs. Compact Fluorescent Lamps
(CFLs) and Light Emitting Diodes (LEDs).Both CFLs and LEDs are a cost-effective option
for most general lighting requirements. LEDs are available to fit most fittings and are
particularly good for replacing spotlights and dimmable lights, they are more efficient than
CFLs and will save more money in the long term. By replacing all bulbs in your home with
LED alternatives, you could save more on electricity bills.

Rainwater harvesting

Rainwater harvesting is the accumulation and deposition of rainwater for reuse on-site,
rather than allowing it to run off. Rainwater can be collected from rivers or roofs, and in
many places, the water collected is redirected to a deep pit (well, shaft, or borehole), a
reservoir with percolation, or collected from dew or fog with nets or other tools. Its uses
include water for gardens, livestock, irrigation, domestic use with proper treatment, indoor
heating for houses, etc. The harvested water can also be used as drinking water, longer-term
storage, and for other purposes such as groundwater recharge. Rainwater harvesting is one of
the simplest and oldest methods of self-supply of water for households usually financed by
the user.

Non-chemical water treatment

The formation of scale caused by hard water in pipe work and equipment is costly and
seriously reduces operating efficiencies. Scaling and its removal manually or by chemicals
can cause damage to equipment. Generally the application of chemicals has been the
traditional method of handling these problems - however increasing environmental pressures
and restrictions are causing responsible industries and plant operators to look for alternative
methods.

Thus, non-chemical water treatment method is used. This equipment do not require any
kind of chemical for the removal of scale from hard water. In this equipment, Scale Off part
consists of a pipe with a special alloy core inserted inside. The unit comes in different sizes
and flanged as required. In order to prevent scale from forming in a piece of equipment the
scale off is installed in the pipe lines which feeds water to it. The secret of its success is
found in the core - its shape, its composition and a combination of the pressure changes and
turbulence that the special design causes.

The scale off operates as a catalyst using the pH rise generated by the alloy to trigger
precipitation of calcium carbonate in the bulk of the water forming stable crystals. This result
is a water which has less calcium carbonate in solution and a mass of seed crystals which,
should the water then be heated, act as sites for further precipitation in preference to adhering
to the hot surfaces - thus protecting them from scale.

1.6 Building Analysis

IB Tower is the developer behind this mega project of Ilham Baru Tower, and the word
'mega' is not an overstatement since the building is expected to be the fifth tallest in the country.
The combination of office suites and serviced apartment is not a strange one, thus it does not
raise any eyebrow.

The involvement of Foster + Partners has raised the profile of the property significantly.
The building, albeit a few complaints that say it looks similar to some other skyscrapers, is
shaping to be one of the best-looking in Kuala Lumpur. Then, both residential and commercial
needs are satisfied with facilities that cater personally to each sector. The residents at Ilham Baru
Tower have their usual gymnasium, spa and laundry service; must-haves for every serviced
apartment. Then the spacious lobby, raised floors and numerous parking bays are there to serve
the commercial side of the building. Plus, the Green Building certification is set to make it a
unique and a self-sustainable high-rise infrastructure.

However, the best thing about properties being developed around the vicinity of KLCC is
the location. The location could be considered as Malaysia's own property holy grail, as it will
not go unnoticed for sure. A myriad of other shops, centres and buildings are available even
within a walking distance, constantly linking the future residents and tenants of Ilham Baru
Tower to the outside world.

Few concerns are of course there, as Ilham Baru Tower is not perfect. The traffic around
the KLCC area cannot be overlooked. Though new highways have reduced the volume of on-
road vehicles by an amount, but it is still hectic. Standstills can be expected on the not-so-
frequent days with heavy rain. But, that standard of traffic is a staple thing in the city now, and
those who can get used to it, will get used to it. Those who hate traffic jams might want to stay
away.

Ilham Baru Tower will be a significant piece of property in the Kuala Lumpur area. Not
much info has been released at the time of writing, such as the details of the service apartments,
hence it has created the right balance of intrigue and suspense. All in all, Ilham Baru Tower is
definitely a property that needs to be watched out for.
