Detached House Zoning Standards RC Zone

The document compares old and new zoning standards for the RC (Rural Conservation) zone in an unnamed county. The RC zone allows very low-density residential development and agricultural uses, and aims to protect scenic and environmentally sensitive areas. Key changes from old to new standards include removing the requirement for the sum of side setbacks and increasing the rear setback for detached accessory structures from 10 to 15 feet. The new standards also remove the maximum percentage of rear yard that can be covered by an accessory structure. The intent is to reduce impacts on neighboring properties and provide more flexible dimensional standards while maintaining low-density development.

Illustratve Depicton of Standards for Detached

The intent of the RC zone is to provide designated
areas of the County for a compatble mixture of
agricultural uses and very low-density residental
development, to promote agriculture, and to
protect scenic and environmentally sensitve areas.

Zoning Comparison
Standard Method of Development for Detached House* Building Type
An accessory structure is a structure, including a building, that is
subordinate to and located on the same lot as a principal building, the
use of which is incidental to the use of the principal building or to the use
of the land. In the Rural Residental zones, the maximum footprint of an
accessory building on a lot where the main building is a detached house is
50% of the footprint of the main building. Buildings for an agricultural
use are exempt from this size restricton.

Rear Setback
The new zoning code increases this setback to reduce impact on abutting properties, since
the allowed height for a detached accessory structure is the same as a house.
Accessory Structure Coverage of Rear Yard
The new zoning code removes this standard as overall building coverage controls ground
cover and the size of accessory structures. Any accessory structure on a residential lot must
still be located behind the rear building line of the principal building.
Other Dimensional Standards
For development standards regarding principal buildings, including density, lot size and cover-
age, see the RC Zoning Comparison fact sheet on the previous page.
