0) General

a) The method of design, procurement, fabrication and installation of the curtain wall is developed
with focus on:

i) Follow the sequence and progress of the main contract works

- Plan Progress and resources in accordance with the main schedule

- Provide off site job training facilities to minimize learning curves

- Challenge the supply chain to ensure a “just in time” material flow

ii) Ensure the highest level of quality from design through installation

- All raw materials used in strict accordance with the specifications

- Involve proven “high quality” suppliers already in the design stage

- Monitor all raw- and prefabricated materials during production process

iii) Guarantee safety for all involved

- Develop Safety Manual in coordination with the Main Contractor (MC)

starts the design process in the engineering and development department.
b) The team of Designers, Architects, and Engineers works interactive using cutting edge

accordance with all international standards and review reports. See Appendix 1, the design

2) Project Design

a) The results, recommendations, system designs, calculations and reports are handed
over to the Project Design Team which organizes and handles submittals such as:

i) System Design

The design verification which includes suitable tests required for the project and their hold
point is attached in Appendix 2.

b) In the next stage the engineering results are applied to specific project conditions and
details as well as section and elevation drawings are prepared to visualise the curtain
wall concept in the project context and submit for approval.

d) Project Management and Design department define a special WBS codes called PG Split,
which is consequently used by all other departments end ensures that the right products
arrive at the right time on the allocated area of the project.

e) This Breakdown is consequently used during all project stages from workshop design,
procurement, production and installation.

f) During the various project stages the Project Design Team coordinates the designs with
other trades, main contractors and consultants utilising a design coordinator to ensure
that all site information are incorporated.

g) The design team works in accordance with the ALU NASA Quality System combining a
high level of self-control procedures and extensive outgoing control by team leaders
and coordinators.

h) Mock up development must be done prior to procurement any project material. From
initial stage of mock up development up to completion must be intimated to the Main
Contractor including challenges, changes, robustness and weaknesses found. See schedule
of testing on Appendix 2.

3) Procurement

a) The ALU NASA procurement team is a combination of centralised expertise for


main materials such as Extrusions, Glass, Gaskets, Accessories and Sealants and
professional local market knowledge.

d) Only after Suppliers have successfully completed the pre-qualification process and
proved that product quality, capacity, quality control procedures and record of delivery
reliability meet the requirements ALU NASA will enter into further commercial
procedures.

e) Central and local procurement departments get involved in early stages of projects
challenging the whole supply chain to ensure a timely and continuous “just in time” flow
of materials.

f) The Procurement process of all main materials such as aluminium extrusions, glass,
gaskets, brackets, metal sheets is divided into the following stages in accordance with
the procurement schedule:

g) All incoming materials are constantly monitored and the results are recorded for further
processing. All suppliers are involved in the release / rejection process.

h) All raw- and prefabricated materials are monitored during procurement and fabrication processes
which include ALU NASA Quality checking and approvals before shipment / delivery to our
production facilities as shown from the above images.
i) Material receiving checklists which covered dimensional checking, extrusion checking,
paint coating, glass checking whichever is applicable are compiled in Appendix 3.

4) Production

a) To ensure high quality and to meet the increasing demands in construction speed
ALUNASA shared the development of unitised curtain wall systems currently in the
Middle East and is now one of the regional leaders in off site manufacturing of
prefabricated curtain wall systems.

b) Substantial investment in state of the art machines and equipment, CAD/CAM


technologies and a highly qualified staff are vital components to ensure reliable,
on time yet economic fabrication. The list of equipment and machines for Opus
Project can be found on Appendix 4.

c) Fabrication follows consequently the prior described PG split to achieve a continuos


material flow to the building site. Computerised material management is utilised to
avoid interruption in the various stages of the fabrication process:

d) Experienced line managers jointly monitor all stages above and the quality control
is individually recorded for each panel. Additionally an acceptance-sampling plan
ensures that the quality level is maintained at all times.

e) The manufacturing process of unitised curtain wall systems is divided into the
following stages which include the outlined activities:

- Automatically printed label from Glass supplier’s software is generated and


pasted on the glass unit. For panel assembly, each assembled panel will bear
the panel code, location to be fixed such as elevation and floor number based
on the approved assembly drawing and elevation tags.

the typical flat horizontal & vertical installation not involving any curvature and other intricate
shapes.

- Each A-Frames has its own identifying Tags which indicating location of
the area, floor level, approximate weight of the A-frame and the panel
identification number can be found at the sides of the A-frames.

to what is loaded on the A-frames.

- Ensure that the storage area is flat, cleaned and with adequate lighting or
natural illumnation.

- Put EPDM cover if the storage area is prone to dust or near the activity of
scabbling and other civil works that creates excessive dusts.

- Make sure that the area is barricaded to avoid unauthorized personnel to get
near the curtain wall in so doing prevent potential any damage and scratches

- Survey the area of storage that nobody is working atop or any projected area
or unstable hanging objects or implements that may befallen on the glasses.

- Assign duty personnel to guard the glasses and may immediately report any
possible site activities posing risk of breakage to the glasses.

c) Cleaning of Work/Storage Area

- Maintain the job site clean at all times, store materials in an orderly manner

- The main contractor will provide skips for debris collection at the job
site and is responsible for disposal.

- No trash shall be left at site, all packing materials etc. shall be placed in the
trash skip immediately.

- Logistic team to keep one trash bin in each working area / level and empty
all bins every day before leaving the site. Secure trash bins at floor levels.

- Packing and protection materials shall be put immediately into the trash bin
at working areas to ensure that no materials are blown away from the
floors.

d) Cleaning of Glass and Curtain Wall Units

- Unit shall be cleaned before elevation into its place. Interfacing units sides
shall also be cleaned with detailed steps below.

- Remove all loose material (such as dirt and dust), plus any oil or other
contaminants from the substrates where Silicone Sealant adhesion is
required.

- Clean the substrates surface receiving the sealant using “2-rag wipe”
technique:

i. Wet one clean rag (lint free cotton or tissue papers) with Solvent and wipe
the entire sealant contact area with it, then

ii. Use the second rag to wipe the wet solvent from the surface BEFORE it
evaporates. (Allowing solvent to dry on the surface without wiping with a
second cloth negates the entire cleaning procedure, because the
contaminants are re-deposited as the solvent dries).

- Care should be taken in order to not to spread the contaminants being removed
by the solvent over the face of the area being cleaned. As any residue left may
discolor or stain the face of the panels (painted metal or reflective gas.

- When cleaning deep, narrow joints, wrap the cleaning cloth around a clean,
narrow blade spatula / putty knife. This permits force to be applied to the
surface to be cleaned.

- Clean only as much area as can be sealed within an hour (shorter in more dusty
environment). If cleaned areas are again exposed to rain or contaminants, the
surface must be cleaned again.

- Change to clean rags frequently as they become soiled. Small white rags are
preferred as it is easy to see the soiling as they can be discarded after each
cleaning.

- Do not dips used wipe cloths into solvent; this will contaminate the entire lot of
solvent. Always pour the solvent onto the cleaning cloth from small container,
and use clean containers for solvent use and for solvent storage. Cleaning with
contaminated solvent can result in sealant adhesion problems.

- IPA (Isoprophyl Alcohol) is the common solvent recommended for surface


cleaning.

- Solvent cleaning should be done in well ventilated area. Smoking, sparks,


welding and flames of any type must not be permitted in the vicinity where
solvents are being used. All instructions on the warning label of the cleaning
solvent should be complied.

e) Material Deliveries

- Material in general will be delivered from the workshop to the site with minor
exemptions for insulation etc. that will be delivered from suppliers directly to
the site.

procedure using the Material Call Off form.

- Material Call Off to follow PG Breakdown with attached packing plan form,
pallet and element numbers. Installation team to define elements and order to
be packed in each pallet

- Special fabricated transportation frames (under development) will be utilised


for this project and only a limited number of frames will be available.
Installation team to ensure timely return to factory.

- Unload Panels on steel frames (max. 4 per pallet) at the allocated storage
area using mainly tower crane and hoisted down onto designated landing
building area/platform.

- Distribute panel frames in floor levels according to MP drawings

- Remove and return transportation frames to factory immediately after installation

f) Survey

- Utilize equipment: like Total Station, Auto Level and other relevant surveying
equipment.

- Survey equipment shall be maintained and calibrated on a regular basis, submit


calibration reports to the MC for information and record.

- Cladding Survey will follow the MC’s reference points based on which we
will establish 10 secondary control points on each floor level.

- Based on the secondary control points the survey team to mark each bracket
position and install one “key bracket” at each wing with correct position and

g) Bracket Installation

Safety Precautions prior to embarking on bracket installation and succeeding works involving work
at heights:

Safety harnesses meeting the federal OSHA standards shall be provided by Alu Nasa, and shall be
used by all site workmen. The fall protection requirement is six feet (72”) for all works to be
performed. At no time shall an employee be exposed to the potential of a fall exceeding six feet (6’)
without required fall protection.

Appropriate work platforms, with proper guardrails or the use of exterior and interior safety nets,
which remove such fall exposures, shall be considered adequate substitutes.

Safety harnesses, lanyards, as well as lifelines, regardless of configuration, are to be inspected


monthly by the employer’s competent person. Said inspection is to be documented and a copy of
said documentation available to the project safety office upon completion of each inspection.

Inadequate scaffolding is responsible for many construction accidents. Scaffolds shall be designed,
built, and inspected by competent persons. To avoid the use of makeshift platforms, each
application will be carefully planned to assure that scaffolding is used where required and that such
scaffolding conforms to the applicable scaffolding erection requirements.

- One week prior to scheduled bracket installation start clear and set up safe working area in
the floor level to fix brackets in front of concrete slab edge or on top of the slab

- Shift pre-assembled brackets to work place

- Install safety line to secure man and equipment at workplace

- Clean embedded fixing channels

- Fix brackets according to layout and section drawings

i) Curtain Wall Installation

- Panel installation floor by floor.

- Lift panels from special fabricated transport frames using the lifting frame / winch attached
to the monorail above and the lower lifting frame from the inside. Move transport frame
sideward into the next position.

- Remove all protective tapes and foils from the panel outside immediate prior to installation.

- Note: Protection can remain in place if expected time between installation and possible
access to the outside does not exceed 6 months (guarantee for UV stability of protective
foils is limited to 6 months, late removal is likely to damage surfaces).

- Lower inside lifting frame and push panel outwards, remove lower frame.

- Lower panel until properly secured into bracket hooks, control sword and sleeve position,
refer from the images below.

j) Horizontal Joint Gasket (Saddle Gasket)

- Installation of saddle gaskets follows system catalogue and drawing.

- Before installation clean all surfaces with appropriate cleaning solvent.

- Control (and trim if necessary) upper and lower end of vertical gasket to be overlap with the
saddle gasket surface, use approved bonding at every overlap joints.

- Insert saddle gasket in the designated grooves continuously, as stipulated in system


catalogue

- Close gap between gaskets at joints with approved bonding material.

- Stick approved membrane over joint with approved bonding material.

- Clean saddle gasket area properly before proceed with any further installation

k) Fire Barrier

- Installation of fire barrier follows suppliers instruction as outlined in the system catalogue
(product information and installation instruction to be submitted with material submittal).

- There are three method of application of fire retardant sealant, these could be by typical
paint brush for flat smooth surfaces at short distance, roller at continuous flat surfaces and
spatula/trowel at rough, difficult and irregular surfaces.

- Fix galvanised metal closer support into the floor slab edge gap as per approved drawing.

- Measure gap between panel and concrete slab (tolerances) and cut insulation to size
(measured dimension + 10 mm). This also applied to slab and pavilion walls.

- Ensure that the rockwool density have been approved by the Consultant.

- The QA/QC personnel is to accomplish checksheet for UCW installation including the
checkpoint for fire retardant rockwool and sealants. See appendix 3 for the Checklist.

- Close all joints properly to obtain flush surface throughout the floor

- Apply fire barrier material as stipulated in installation instruction. The barrier sealant must
be applied not just once or twice but until there is no more visible rockwool surface.

- Supervisor to inspect each floor level jointly with manufacturer’s technical staff and prepare
inspection report.

- Submit report to MC for inspection, approval and record.

- Cleaning Manual will be issued as separate document

- Clean all surfaces in accordance with the Cleaning Manual. Do not use abrasive materials;
do not use metallic tools of any kind.

- Use only water with a light, non acid detergent and soft cloth.

- Any cement or concrete splatters must be cleaned immediately by washing with water do
not wait to dry up.

- Many dirts and stains on the glass can be cleaned satisfactorily using clean water. Apply
liberally with a swab of leather off and finish with scrim. Squeegees can be used and long
handled squeegees can be used for larger or inaccessible windows.

- When squeegees are used to clean internal glass surface in a commercial building, cleaners
should take extra care of not wetting adjacent internal finishes.

- If glasses face busy roads they may suffer from soiling due to traffic fumes. Detergent of
neutral pH may be added to clean water in small quantities. After cleaning with this product,
wash down the areas with clean water.

- When cleaning operable windows and doors, ensure that any weather seals do not do not
dislodge from their grooves. If this happens, slide back into position immediately to avoid
possible damage when they are closed. If any weather seals are damaged, or if draughts are
felt around the glazing, ensure prompt replacement by contacting your contractor for glazing
or supplier.

n) Safety

- ALU NASA would have a permanent safety engineer to task safety issues within the
company’s safety guidelines/procedure throughout the duration of installation work on the
building site in coordination with the safety officer incharge of the project.

- Below are the main safety wears provided to the workmen throughout the duration of the
project.

- There are dedicated Safety Engineer and Safety Officers to be assigned at The Opus and
names are included in the approved Project Organizational chart to be submitted at onset of
the project.
