SPECIFICATIONS
1.00.01 GENERAL REQUIREMENTS
A. The work covered by this specification shall include the complete construction of a
Two-Storey Residential Building including all architectural, structural, plumbing, sanitary,
electrical, communications, HVAC, and site development works as indicated in the plans and
specifications.
B. The Contractor shall furnish all labor, materials, equipment, tools, transportation, supervision,
and incidentals necessary for the proper completion of the project.
C. All materials incorporated into the work shall be brand new, free from defects, and shall
conform to the requirements of the plans, specifications, and applicable codes.
D. The Contractor shall coordinate all trades, suppliers, and subcontractors to ensure proper
execution and sequencing of work.
E. Shop drawings, product data sheets, samples, and other required submittals shall be submitted
for approval prior to fabrication or installation.
F. The Contractor shall provide temporary utilities, site office, storage facilities, and construction
safety measures throughout the duration of the project.
G. The construction site shall be maintained in a clean, orderly, and safe condition at all times.
H. Upon completion, the Contractor shall submit as-built drawings, warranties, operation
manuals, and all required close-out documents.
1.00.02 SITEWORK AND EARTHWORK
A. Site preparation shall include clearing and grubbing of all vegetation, roots, debris, and other
objectionable materials.
B. Topsoil shall be stripped where required and stockpiled for reuse or disposed of in accordance
with local regulations.
C. The Contractor shall establish all building lines, grades, benchmarks, and reference points
before excavation begins.
D. Excavation shall be carried out to the lines, grades, and elevations shown on the approved
drawings.
E. Unsuitable materials encountered during excavation shall be removed and replaced with
approved fill materials.
F. Fill materials shall be placed in layers not exceeding 200mm thickness and compacted to not
less than 95% Standard Proctor Density.
G. Grading shall be performed to ensure positive drainage away from the building and prevent
water accumulation.
H. Subsurface drainage systems, where required, shall include perforated pipes, gravel bedding,
filter fabric, and connections to storm drainage systems.
I. Soil poisoning and termite treatment shall be applied below slabs and foundations using
approved termiticides in accordance with manufacturer's recommendations.
J. The Contractor shall protect existing utilities, adjacent structures, and neighboring properties
during all site operations.
1.00.03 CONCRETE WORKS
A. Concrete shall consist of Portland Cement, clean sand, crushed gravel, and potable water.
B. Minimum compressive strength at twenty-eight (28) days shall be:
● 28 MPa for Columns, Beams, Suspended Slabs, and Stairs.
● 21 MPa for Ground Slabs and Wall Footings.
C. Concrete may be site-mixed or supplied by approved ready-mix concrete manufacturers.
D. Formworks shall be rigid, true to line and grade, and capable of supporting fresh concrete and
construction loads.
E. Reinforcing bars shall be installed strictly in accordance with the structural plans.
F. Concrete shall be placed continuously and consolidated using mechanical vibrators.
G. Construction joints shall only be located where approved by the Structural Engineer.
H. Concrete shall be cured continuously for not less than seven (7) days.
I. No footing shall bear on fill material and shall rest only on stable undisturbed soil.
J. Bathroom slabs shall contain approved waterproofing admixtures.
K. Minimum concrete cover shall be:
● Beams and Girders – 40 mm
● Suspended Slabs – 20 mm
● Foundations – 75 mm
L. Materials to be used:
● Cement – Portland Cement
● Sand – Clean Fine Sand
● Aggregates – Crushed Gravel, 19mm (3/4")
● Water – Potable Water
1.00.04 MASONRY WORKS
A. Concrete Hollow Blocks (CHB) shall be 100mm x 200mm x 400mm unless otherwise
specified.
B. CHB units shall be properly cured, free from cracks, and conform to Philippine standards.
C. Mortar shall consist of one (1) part cement and three (3) parts sand.
D. Reinforcement shall consist of:
10mm Ø Horizontal Bars every three (3) courses.
10mm Ø Vertical Bars at maximum 0.80 meter spacing.
E. Reinforced cells shall be completely filled with grout.
F. Lintel beams shall be provided over all door, window, and utility openings.
G. Masonry walls shall be plastered on both sides with a minimum thickness of 12mm.
H. Exterior walls shall receive waterproofing treatment or approved waterproof coating.
1.00.05 STEEL REINFORCEMENT
A. Reinforcing steel bars shall be deformed bars conforming to ASTM A615 Grade 40 or Grade
60.
B. Reinforcing bars shall be free from excessive rust, oil, paint, or other foreign materials.

D. Minimum splice length shall be forty (40) times the diameter of the reinforcing bar unless
otherwise specified.
1.00.06 METAL WORKS
A. All metal works shall be brand new, free from rust, scale, and defects.
B. Structural steel members shall conform to approved structural drawings.
C. All welding shall be performed by qualified welders.
D. Exposed steel shall receive zinc-rich primer and epoxy finish coating.
E. Bolts, anchors, and fasteners shall be galvanized or stainless steel.
F. Handrails shall be 900mm to 1100mm above finished floor level.
G. Balcony railings shall be minimum 1000mm high with maximum 100mm spacing between
vertical members.
1.00.07 CARPENTRY
A. All lumber shall be sound, kiln-dried, well-seasoned, and free from defects.
B. Lumber in contact with concrete shall be anchored using approved concrete fasteners.
C. All wood members shall receive anti-termite treatment.
D. Marine plywood or moisture-resistant boards shall be used for built-in cabinetry and similar
applications.
1.00.08 ROOFING AND WATERPROOFING
A. Roofing shall consist of 0.40mm to 0.60mm thick pre-painted galvanized iron sheets.
B. Roofing accessories including flashings, ridge caps, valleys, and trims shall be of matching
materials.
C. Roofing sheets shall be installed using self-drilling screws with neoprene washers.
D. Waterproofing shall be applied to all toilets, balconies, roof decks, and wet areas.
E. Waterproofing systems may consist of cementitious coatings, liquid membranes, or sheet
membranes.
F. Flood testing shall be conducted for a minimum period of twenty-four (24) hours prior to
acceptance.
1.00.14 FIRE SUPPRESSION
A. Fire suppression works shall comply with the requirements of the Bureau of Fire Protection
(BFP), National Building Code of the Philippines, and applicable fire safety regulations.
B. Fire extinguishers shall be ABC Dry Chemical type, brand new, fully charged, and approved
by recognized manufacturers such as Kidde, Ansul, or equivalent.
C. Fire extinguishers shall be installed in visible and accessible locations including kitchen areas,
service rooms, garage, and near exit doors.
D. Extinguishers shall be mounted on wall brackets or cabinets at standard mounting height.
E. Provide operating instructions and inspection tags on all fire extinguishers.
F. All installations shall be inspected and tested prior to turnover.
1.00.15 HVAC (HEATING, VENTILATING AND AIR CONDITIONING)
A. All HVAC materials and equipment shall be brand new, free from defects, and of approved
quality.
B. Split-type air conditioning units shall be Daikin, Carrier, LG, Samsung, or approved
equivalent.
C. Indoor and outdoor units shall be installed in locations that provide proper airflow,
accessibility, and maintenance clearance.
D. Refrigerant pipes shall be copper tubing with elastomeric insulation properly secured and
protected.
E. Condensate drain lines shall be installed with proper slope and connected to approved drainage
points.
F. Mechanical ventilation shall be provided in toilets, kitchens, utility rooms, and enclosed spaces
where natural ventilation is insufficient.
G. Exhaust fans shall be properly mounted and provided with vibration isolators.
H. Systems shall be tested and commissioned prior to turnover.
1.00.16 COMMUNICATION SYSTEMS
A. Structured cabling systems shall utilize Cat6 UTP cables manufactured by AMP
NETCONNECT, CommScope, Belden, or approved equivalent.
B. Data cables shall be installed inside dedicated conduits separate from power conduits.
C. Faceplates, outlet boxes, and patch panels shall be modular type and compatible with Cat6
systems.
D. Minimum conduit size shall be 20mm diameter PVC or uPVC.
E. All installed data outlets shall be tested for continuity and signal integrity before acceptance.
F. All communication works shall comply with applicable telecommunications standards.
1.00.17 SECURITY AND ELECTRONIC SAFETY CCTV SYSTEM
A. CCTV systems shall be Hikvision, Dahua, or approved equivalent.
B. Cameras shall be IP-based type with minimum 2MP resolution.
C. Cameras shall be installed at entrances, exits, perimeter areas, garage, and other strategic
locations indicated in plans.
D. Network Video Recorder (NVR) shall have minimum 1TB storage capacity.
E. Cabling shall be Cat6 UTP cable installed in dedicated conduits.
F. System shall be configured for continuous recording and remote viewing capability.
G. Complete testing and commissioning shall be performed prior to turnover.
FIRE ALARM SYSTEM
A. Fire alarm devices shall be Notifier, Hochiki, or approved equivalent.
B. System shall include smoke detectors, heat detectors, alarm sounders, manual pull stations, and
control panel where indicated.
C. Fire alarm cables shall be fire-rated and installed inside dedicated conduits.
D. All devices shall be tested for proper operation and alarm response prior to turnover.
1.00.18 EARTHWORK
A. Earthwork shall include excavation, grading, filling, backfilling, and compaction necessary for
site preparation.
B. Excavation shall be performed according to approved plans and required elevations.
C. Unsuitable materials encountered during excavation shall be removed and replaced with
approved fill materials.
D. Fill materials shall be free from organic matter, debris, and deleterious materials.
E. Compaction shall be performed in layers not exceeding 200mm thickness.
F. Compacted fill shall achieve at least 95% relative compaction based on Standard Proctor
Density.
G. Proper drainage shall be maintained during all earthwork operations.
H. Earthwork shall conform to DPWH standards and specifications.
1.00.19 EXTERIOR IMPROVEMENTS CONCRETE PAVING
A. Concrete paving shall utilize ready-mix concrete from approved suppliers.
B. Concrete compressive strength shall be 3,000 psi minimum.
C. Sidewalks shall be 100mm to 125mm thick.
D. Driveways shall be 150mm to 200mm thick.
E. Reinforcement shall consist of welded wire mesh or reinforcing steel bars as indicated in plans.
F. Expansion joints shall be provided at intervals not exceeding 4 meters.
G. Concrete surfaces shall receive non-slip broom finish.
CURBS AND GUTTERS
A. Curbs and gutters shall be reinforced concrete with minimum 3,000 psi compressive strength.
B. Curbs shall be accurately aligned and finished smooth.
C. Gutters shall be sloped toward drainage inlets and catch basins.
D. Expansion joints shall be provided where required.
1.00.20 LANDSCAPING
A. Landscaping works shall include planting, soil preparation, lawn installation, and related
improvements.
B. Plant materials shall be healthy, disease-free, and sourced from approved nurseries.
C. Trees, shrubs, and ornamental plants shall be suitable for tropical climate conditions.
D. Planting beds shall receive minimum 150mm topsoil layer.
E. Grass shall be Bermuda Grass, Zoysia Grass, or approved equivalent.
F. Trees shall be planted in pits measuring not less than 600mm x 600mm x 600mm.
G. Irrigation piping, if required, shall utilize PVC or polyethylene pipes.
H. Contractor shall maintain all planted materials until project turnover.
1.00.21 WATER UTILITIES
A. Water supply systems shall use PPR pipes and fittings manufactured by Neltex, Emerald Pipes,
Astral Pipes, or approved equivalent.
B. Main water supply lines shall be PPR PN20 pipes, 32mm to 50mm diameter.
C. Branch water lines shall be 20mm to 25mm diameter PPR pipes.
D. Service connections shall be 15mm to 20mm diameter.
E. Pipe fittings shall be heat-fusion type including elbows, tees, couplings, and reducers.
F. Water lines shall be installed using heat fusion welding to provide leak-free joints.
G. Underground water pipes shall be buried at least 600mm below finished grade with sand
bedding protection.
H. Isolation valves shall be installed at major branches and control points.
I. All water supply lines shall be pressure tested at 1.5 times working pressure before
concealment.
J. Plumbing works shall comply with the National Plumbing Code of the Philippines.
1.00.22 SANITARY SEWERAGE
A. Sewer piping shall be uPVC pipes manufactured by Neltex, Vinyl Corporation, or approved
equivalent.
B. Main sewer lines shall be 100mm to 150mm diameter.
C. Branch waste lines shall be 50mm to 75mm diameter.
D. Vent pipes shall be 50mm to 75mm diameter.
E. Accessible cleanouts shall be provided at strategic locations.
F. Horizontal drainage lines shall maintain a minimum slope of 2%.
G. Pipe joints shall be solvent cement welded and properly sealed.
H. Cleanouts shall be installed at changes in direction, long runs, and bases of stacks.
I. Septic tanks shall be reinforced concrete with inlet and outlet baffles.
J. Sewer systems shall be tested for leakage prior to acceptance.
1.00.23 STORM DRAINAGE
A. Storm drainage systems shall use reinforced concrete pipes (RCP) or uPVC pipes as indicated
in plans.
B. Main storm drainage lines shall be 300mm to 600mm diameter.
C. Secondary drainage pipes shall be 150mm to 250mm diameter.
D. Roof drains and downspouts shall utilize 100mm to 150mm PVC pipes.
E. Gutters shall be fabricated from 0.5mm to 0.8mm thick pre-painted galvanized iron (PPGI) or
aluminum sheets.
F. Downspouts shall be securely fastened using corrosion-resistant clamps.
G. Storm drainage pipes shall be installed with minimum slope of 1% to 2%.
H. Catch basins shall be reinforced concrete with steel grating covers.
I. Water flow testing shall be conducted to verify proper drainage performance.
J. Contractor shall ensure all drainage systems are free from obstruction before turnover.
1.00.24 GUARANTEE AND WARRANTIES
A. The Contractor shall guarantee all workmanship, materials, and equipment for a period of one
(1) year from the date of project acceptance unless otherwise specified.
B. Any defects arising from faulty workmanship, materials, or installation within the warranty
period shall be repaired or replaced by the Contractor at no additional cost to the Owner.
C. Manufacturer warranties for equipment, fixtures, appliances, and specialty items shall be
submitted to the Owner upon project completion.
D. Final acceptance of the project shall not relieve the Contractor of responsibility for latent
defects discovered during the warranty period.
