Project Description
The Proposed 3-Storey Commercial Building is a reinforced-concrete structure
designed to provide flexible, code-compliant spaces for multiple tenants while prioritizing life
safety, accessibility, and resilience in an earthquake-prone context. The project comprises a
Ground Floor, Second Floor, Third Floor, and a Roof Deck, with coordinated architectural floor
plans and full exterior elevations (front, rear, right, and left) to guide permitting and construction.
Project Objectives
Deliver a durable, low-maintenance commercial shell suitable for retail, service, or office
uses.
Achieve efficient circulation, barrier-free access, and clear tenant demarcation on all
levels.
Integrate structural and architectural strategies to enhance seismic performance and
post-event functionality.
Site and Planning
Urban infill orientation with a clearly articulated front elevation for signage and customer
entry, and a simplified rear elevation for service access.
Building footprint and massing optimized for a regular plan to improve structural behavior
during seismic events.
Setbacks and façade modulation calibrated for streetscape compatibility and natural light.
Architectural Program
Ground Floor: High-clearance commercial/retail bays with direct street access, provision
for universal entry, and back-of-house/service areas.
Second Floor: Flexible open-plan spaces adaptable to offices, clinics, or instructional
uses; shared core for vertical circulation and services.
Third Floor: Additional tenant spaces or specialty uses; provision for meeting rooms and
storage as needed.
Roof Deck: Accessible roof deck planned for limited assembly, building services
placement, or future solar integration; perimeter protection and controlled access
provided.
Circulation and Accessibility
Centralized vertical circulation core with stairs serving all levels; stair geometry and
landings designed to meet life-safety egress requirements.
Accessible route from grade to tenant spaces where site conditions and code allow; clear
corridors and door widths for barrier-free movement.
Logical wayfinding through façade hierarchy, lobby/entry emphasis, and consistent
interior layouts.
Structural and Seismic Design Approach
Primary system: Cast-in-place reinforced concrete frames with shear walls strategically
located to resist lateral loads.
Regular grids, continuous load paths, and ductile detailing to improve seismic energy
dissipation and limit damage.
Robust foundation system sized for local geotechnical conditions; drift control and soft-
story avoidance prioritized.
Nonstructural components detailed to reduce hazards from falling elements and to
maintain egress integrity.
Building Envelope and Aesthetics
Clean, contemporary elevations with balanced fenestration for daylight while controlling
heat gain.
Durable exterior finishes suitable for urban exposure and simplified maintenance.
Parapets and roof-edge protections designed for wind and seismic anchorage.
Mechanical, Electrical, and Plumbing Provisions
Space allocations for future tenant MEP fit-outs with dedicated shafts and service zones
per floor.
Energy-efficient lighting and HVAC-ready infrastructure; roof deck capacity for
condensers or solar PV.
Adequate plumbing risers for multi-tenant restrooms; cleanouts and service access
planned for maintenance.
Fire and Life Safety
Two protected egress paths where required, with compliant travel distances and exit
discharge to the public way.
Compartmentation, fire-rated enclosures for stairs and shafts, and provisions for alarm
