CIVIL WORK SPECIFICATION.
SCOPE OF WORK
1) All work will be carried out in the limits of construction area only.
2) Electric room, plot developing will be charged extra.
3) Drinking water, curing water & electrical supply will be provided the first party at
free of cost.
4) Architect, Structural fees and municipal fees will be borne by the first party.
5) Demolition of old house is excluded.
RCC
1) Excavation of foundation below 5 Ft will be charged extra.
2) All work will be carried out in crush sand.
3) All footings are box type.
4) All column sizes are as specified by Architect / consultant.
5) All Steel will be used FE 500 ISI marked. (Uma, Kalika, Trishul, Rajuri etc.)
6) Plinth height will be 2 Ft from road level.
CEMENT
Birla Super or Shakti cement 53 grade & 43 Grade will be used for entire
construction work.
STRUCTURE
1. All work will be carried out as per architect & structural design and instruction
by the first party.
2. Will used 6 Inch red brick with crush sand.
3. Sanla Palster & External sand finish plaster.
FLOORING & TILLING
1. 2 Ft x 2 Ft vitrified floor tiles double charge well know company with skirting for all
rooms & passage area. (Up to Rs. 45/- per Sq Ft).
2. Tiles upto beam for Kitchen, 7 Ft Tiles for Bathroom & 4 Ft Tiles for individual Toilet.
& 7 Ft Tiles for combined bathroom plus toilet. Size : 18 Inch x 12 Inch or 24 Inch x
12 Inch as per the land owner choice. (Up to Rs. 40/- per Sq. Ft.)
3. Steel gray Granite top with stainless steel sink at Kitchen platform up to Rs. 100/-
Running Ft.
4. Staircase steps in Steel Gray Granite.
5. Toilet Door & All Window Sill in Steel Grey granite.
6. Parking tiles 1 Ft x 1 Ft checked tiles use (Up to Rs. 30/- per Sq. Ft.)
PAINTING
1) Oil Bond paint for internal walls.
2) Oil paint for windows & grills.
3) Apex Paint for external walls.
DOORS & WINDOWS
1) Three track powder coated Sliding windows with mosquito net provision.
(Local make)
2) All rooms and main door frames in Steel Gray Granite.
3) All room doors. (30 mm Flush door with Laminate finish 160 Per Sq Ft).
4) All bathroom & toilet doors in fiber( 150 Per Sq Ft).
FABRICATION WORK
1) Window (Bar Size 10mm) Grill & Balcony Railing.
2) Staircase M.S. railing 2 Inch round pipe with mat finish.
PLUMBING & FITTINGS
1) Concealed UPVC plumbing with necessary fittings.
2) ISI marked fittings used for all toilets and Kitchen, ISI marked sanitary fittings.
3) Using water & drinking water connection in bathroom, kitchen & Toilet.
4) Wash Basin(700), 1 Commode(3000), Mixer (2500),Pilar Cock (800), Shower & Taps
provided
5) All CP Fitting & Sanitary fitting. (Medium Range).
6) Sintex 1000 liter water tank at terrace.
ELECTRIFICATION
1) Counseled electrification with Polycab / Finolex / RR make cable and Anchor or
Roma make Switches.
2) Installation will be as per architect drawing.
3) AC, TV, Geezer & Freeze point provision. (One each Per Flat)
TERRACE
1) 3 Ft parapet wall.
2) Staircase cap Height will be 8 Ft with Top in MS Sheet.
NOTE :
1) The rates give are considering above specifications if any additional work
have to carried out as told by the land owner will be charged extra as per
actual quantum.
2) BBM ground water tank in parking capacity is 10,000 Ltr .
3) For footing excavation up to 5 Ft is done but if breaker is required for hard
rock strata then breaker charges will be charged extra.
4) Above Specifications is excluding side margin development, false ceiling
& furniture work.
5) If there is any price increased for the following material after signing
the agreement then our rate also increase by 5% of above quoted rate.
Steel Rs. 60/- Per Kg, Cement Rs. 350/- Per Bag & Red Brick Rs. 11/- each.
6) Water Proofing of Top Terrace is excluded.
7) If the construction area hike than above quoted are will be charged extra.
8) Completion period of the construction work is 10 Months.
