Working Methodology

Project: Interior Fit-Out & MEP Works for 430-Seater Auditorium


Location: Indian School of Business Hyderabad
Scope: Auditorium, Café Bar, Dining Areas, Kitchen, Toilets, Reception

1. Mobilization & Site Setup


 Handover and initial site inspection
 Mobilization of skilled workforce, tools, safety gear
 Temporary utilities: power, water, lighting
 Barricading and safety signage
 Setting up of site office and storage space
2. Pre-Execution Activities
 Review of GFC/IFC drawings and cross-checking site conditions
 Submittal and approval of shop drawings, material samples
 Coordination meetings with Client/Architect/Consultants
 Layout marking on site
3. Civil & Interior Works
 Surface rectification and preparation
 Partition works (gypsum, metal, acoustic, etc.):
o Review and verification of partition layout drawings

o Delivery and inspection of materials (studs, tracks, boards,


insulation)
o Marking of partition lines on floor and ceiling

o Installation of bottom & top tracks, vertical studs at specified


spacing
o Fixing of first-side sheathing (gypsum/acoustic/metal board)

o Placement of insulation material (if acoustic or thermal


requirement)
o Fixing of second-side sheathing with joint staggered to avoid
overlaps
o Joint taping, puttying and surface preparation for painting

o Cut-outs for MEP services and back-box mounting

o Final inspection and alignment verification

 False ceiling installation (gypsum, metal, acoustic panels):


o Material delivery and inspection

o Ceiling layout marking as per reflected ceiling plan

o Suspension system installation: GI channels and hangers

o Frame installation (T-grid or MS/Aluminum channels for


gypsum/acoustic ceiling)
o Placement of ceiling panels (gypsum boards, mineral fiber boards,
or metal tiles)
o Joint treatment, finishing, edge beading

o Final leveling and alignment check

o Cutouts and provision for MEP (lights, diffusers, sprinklers)

o Final inspection and approvals

 Stage platform construction and step finishing


 Flooring works: tile, carpet, wooden or vinyl as per specs:
o Surface cleaning, leveling and substrate preparation

o Delivery and inspection of flooring materials

o Marking and dry laying for pattern confirmation (if required)

o Adhesive application (if required for vinyl/wooden flooring)

o Laying of tiles (vitrified/ceramic), carpet rolls/tiles, vinyl sheets or


wooden planks
o Alignment checks, spacing and expansion gap provisions

o Grouting of tile joints (for tile flooring)

o Polishing, sealing or finishing (as per flooring material)

o Final cleaning and protection till handover

 Wall panelling: acoustic treatment, fabric, MDF or veneer:


o Review of paneling drawings and specification

o Material delivery and quality check (MDF, veneer, fabric, acoustic


boards, frames)
o Wall surface inspection, leveling, and substrate preparation

o Fixing of aluminium/wooden/MDF framing system

o Installation of insulation layer (if acoustic treatment required)

o Fixing of backer boards or acoustic base layers

o Surface mounting of finished panels (fabric-wrapped, veneer-faced,


laminated, etc.)
o Edge finishing and trims

o Final alignment check and surface cleaning

 Installation of fixed furniture, counters, and joinery


4. MEP Works A. Electrical:
 Conduit and cable tray layout:
o Review of electrical and service drawings to identify routing of
conduits and trays
o Surface cleaning and marking of routes on walls, floors, and ceilings

o Installation of GI/PVC conduit pipes in slabs, walls, and partitions


with clamps and spacers
o Placement of bends, junction boxes, and pull boxes as per design

o Concealed conduits embedded before plastering and slab casting (if


applicable)
o Cable tray (ladder/trunking/perforated type) installation above
ceiling or service areas
o Suspension and alignment check using threaded rods and hangers

o Earthing continuity checks and separation of LV and ELV lines

o Tagging, labeling, and sealing all open ends until cabling

 Wiring, DB installation, earthing & bonding:


o Pulling of wires/cables through laid conduits, maintaining separation
between power, lighting, and ELV systems
o Fixing and dressing of wires with ferrules, tags, and ties for easy
identification
o Installation of Distribution Boards (DBs) at approved locations

o Internal wiring within DBs with proper cable termination, use of lugs
and glands
o Circuit breakers (MCB, RCCB, MCCB) installation and connection as
per load schedule
o Labeling of DBs, breakers, and cable feeders

o Earthing pit excavation, electrode installation and testing

o Bonding of all metallic non-current carrying parts (panels, fixtures)


to earthing system
o Earth continuity check for all circuits

 Lighting: general, task, emergency lighting setup


 Low voltage: AV, data, fire alarm, CCTV provisions
B. HVAC:
 Equipment installation (AHUs, VRF/VRV units)
 Duct fabrication and installation
o Review approved HVAC layout drawings and ducting specifications

o Preparation of shop drawings for duct routing, sections, and


supports
o Procurement of GI sheets (as per gauge and standards: IS 277/IS
655)
o Fabrication of rectangular/circular ducts including flange fixing,
stiffeners, reinforcements
o Application of internal lining or acoustic insulation (if required)

o Delivery of fabricated ducts to site with protection against damage

o Marking of duct routes at site based on coordinated drawings

o Installation of duct supports: hangers, brackets, threaded rods with


vibration isolators
o Lifting and positioning of duct sections with bolted flange
connections or slip joints
o Sealing of joints using neoprene gaskets, sealants, or tapes as
specified
o Installation of VCDs, fire dampers, access doors as per drawing
locations

 Insulation wrapping with aluminum cladding or canvas finishing for


thermal and acoustic treatment

o Fixing of air terminals, grilles, diffusers and volume control devices

o Pressure/leakage testing of ducts, balancing of air flow

o Final alignment, labeling, and coordination check with other MEP


services
o

o Acoustic insulation and thermal cladding

o Review duct layout and insulation specifications (thermal and


acoustic)
o Use of appropriate insulation material: rockwool/mineral wool for
acoustic, nitrile rubber or fiberglass for thermal
o Cutting insulation material to suit duct dimensions; ensure tight fit
without gaps
o For acoustic insulation, wrap ducts internally (if specified) or
externally with rigid slabs and fasten using adhesive and
mechanical pins
o For thermal insulation, apply adhesive to duct surface and fix
flexible insulation roll/sheet
o Wrap insulation with vapor barrier (aluminum foil or Mylar sheets)

o Secure with metallic bands, wires, or insulation tapes at regular


intervals
o For exposed ducts, cover with aluminum cladding or canvas to
protect insulation and for aesthetics
o Seal all joints and edges with foil tape or suitable sealant

o Inspect for continuity, coverage, and compliance with fire and


acoustic standards
o Label insulated ducts for system identification and access locations

 Air terminals, dampers, and grilles fixing


o Verify locations and types as per approved reflected ceiling plans
and HVAC drawings
o Check availability and quality of materials: diffusers, grilles, return
air registers, volume control dampers (VCD), and fire dampers
o Mark ceiling/wall locations for installation in coordination with false
ceiling grid
o Install VCDs inside ducting at accessible locations before fixing
terminals
o Fix mounting frames for air terminals using anchor fasteners or
supports
o Securely install grilles and diffusers to frames using screws or clips,
ensuring flush finish
o Adjust damper blades for balancing airflow as required

o Ensure fire dampers are installed in fire-rated walls/partitions with


correct orientation and fusible links

 Apply acoustic sealant or gasket tape around perimeters to prevent air


leakage
 Conduct functional tests to confirm proper air throw, return, and damper
operability
 Clean surfaces and label each terminal for identification

 Testing, balancing, and commissioning


o C. Plumbing & Fire Fighting:

 Water and waste pipe layout for toilets & pantry


o Review plumbing layout drawings and fixture locations

o Verify pipe sizes, slopes, and routing as per design and codes

o Mark pipe routes on floor and walls in coordination with other


services
o Install hangers, clamps, and supports for pipework at specified
intervals
o Lay water supply pipes (CPVC/PPR/GI) from main supply to
individual fixtures
o Lay waste and soil pipes (uPVC/SWR) with proper gradient for
gravity flow
o Use approved fittings (elbows, tees, reducers) for all changes in
direction and branch connections
o Ensure sealing of joints using solvent cement, thread tape, or
mechanical seals as applicable
o Provide sleeves and protection for pipes passing through walls or
slabs
o Conduct hydrostatic pressure testing for water lines and leak testing
for waste lines
o Ensure ventilation pipes (SVP/AVP) are extended to designated
points
o Backfill and protect embedded pipes after successful inspection

o Label all lines and update as-built drawings for record

 Sanitaryware and CP fitting installation


o Verify approved plumbing drawings and fixture schedules

o Check delivery and quality of sanitaryware (WC, washbasins,


urinals, sinks, etc.) and CP fittings (taps, showers, mixers)
o Mark exact mounting heights and locations based on drawings and
standards
o Install brackets, supports, and frames for wall-mounted fixtures

o Connect fixtures to water inlets and waste outlets with approved


connectors and sealants
o Ensure alignment and leveling of all sanitary fixtures before final
tightening
o Install CP fittings on walls or counters, ensuring proper sealing to
prevent leakage

 Apply silicone sealant at junctions to avoid water seepage

o Conduct water flow and drainage testing after installation

o Protect installed fixtures using wrapping or temporary covers until


handover
o Clean fittings and remove stickers before final inspection

o Fire sprinkler and hydrant pipe routing

o Review approved fire-fighting system layout and hydraulic


calculations
o Verify pipe sizes, materials (MS/HDPE), and routing as per NFPA or
local fire authority standards
o Mark pipe routes on ceiling, shafts, and walls in coordination with
other services
o Install pipe supports (clamps, brackets, hangers) at appropriate
spacing
o Lay main and branch pipes for sprinkler and hydrant network,
maintaining correct slope and alignment
o Install fittings (tees, elbows, reducers) and isolate valves as per
schematic
o Weld or groove pipe joints as per standards, followed by
painting/anti-corrosion treatment
o Fix sprinkler heads at specified locations and heights with rosette
plates after false ceiling installation
o Install hose reels, landing valves, hydrant points, and risers as
applicable
o Provide pressure gauges, flow switches, and test/drain valves

o Conduct hydrostatic pressure testing of network and obtain third-


party/fire authority clearance
o Label pipes and devices for identification and update as-built
drawings

 Pumps, control panel wiring and testing


 Pressure testing, certification from third party
5. Final Finishing
 Final coat of painting and polishing:
o Surface preparation including sanding and application of primer

o Selection of finish as per specifications (plastic emulsion, enamel,


etc.)
o Application of first coat of paint using rollers or spray techniques

o Inspection and rectification of surface undulations or patch marks

o Application of final coat ensuring even coverage and sheen

o For wooden surfaces: sanding, staining (if required), application of


sealer
o Polishing using melamine/PU/lacquer polish with buffing (as
applicable)
o Protection of finished surfaces from dust or damage until handover

 Cleaning of all surfaces, removal of debris


 Installation of signs, artwork, and accessories
 Snag list preparation and rectification
6. Testing & Commissioning
 Electrical: load and continuity testing
 HVAC: air balancing, leak test, thermostat programming
 Plumbing: leak, pressure, and flow testing
 Fire system: pump test, alarm function check
 AV, IT, BMS system functional testing
7. Handover & Documentation
 Final walkthrough with client
 Submission of as-built drawings
 Submission of O&M manuals
 Handover of keys, controls, and warranties
 Site demobilization and exit clearance
