Training Module Title: Intro into the Development Process
Learning Objectives: By the end of the training session, participants
will be able to understand:
What the development process is
What the different stages of the development process
What is Development?
The Development arm is responsible for overseeing all aspects of the
development process, including site acquisition, design, entitlements, financing,
due diligence, and eventual disposal.
Site Selection
Companies may be focusing on one particular plot of land or have
numerous to narrow it down from. These may come from open listings or
though connections within the industry on land that’s not even publicly for
sale.
Feasibility
Creating a yield analysis report to decide if a project makes sense
financially. Factors that will go into this include land costs, building costs,
construction timeline, rental fees or fees from the sale of the project.
Financing/Underwriting
Assuring that you have the financials in place to build a project. Whether
the funds will be coming from internally, outside sources or through
financing with a loan. Working with all parties to make sure that conditions
are met before moving forward.
Land Acquisition
Now that the site has been selected, the financials are understood and the
capital is in place, procurement of the land can take place.
Entitlements/City Planning
Working with the city, municipalities and surrounding neighbourhoods to
ensure cooperation. Scheduling and coordinating all city submittals to
meet contract terms. Working closely with officials to strategize on any
entitlements.
Architecture/Design
At this point the project will go from a broad idea to having the schematics
and design for an actual project.
Architecture will begin work in creation of the overall project, creating the
blueprints that construction will work off of. As the design of the project
comes into scope you will have different parties entering to assist with
design, looking at everything for Interior Design, color schemes and
landscape architecture.
Preconstruction will begin involvement at this stage but Development will
continue with the project throughout.
