Universal Residential Design Notes

CO-DESIGN PROJECT: KITCHEN & BATHROOM ACCESSIBILITY

This document compiles the architectural and interior design specifications developed during our collaborative
session. The focus is on implementing Universal Design principles to ensure seamless independence,
safety, and comfort for occupants of all ages and mobility levels without sacrificing aesthetic appeal.

1. Kitchen Optimization & Structural Clearance

Standard kitchen layouts often restrict access for seated individuals or individuals with limited grip strength.
The following design parameters resolve these barriers by introducing adaptive surfaces and robust safety
protections.

Countertop Configurations

• Multi-Height Integration: Incorporates a standing-height counter section at 1050mm to benefit taller


individuals and prevent spinal fatigue during standing tasks, paired alongside standard sections.

• Slide-In Workspaces: Integrates pull-out or slide-in counter units that deploy at a lower working level
(750mm to 800mm) to provide functional food preparation surfaces for seated users, sliding flush into the
cabinetry when not in use.

CRITICAL DIMENSION: UNDER-COUNTER CLEARANCE

Knee and Toe Space: To allow a wheelchair user to approach the workspace frontally without twisting
or straining, the cabinetry beneath the sink and slide-in counters must be completely eliminated,
providing unobstructed lower-body accommodation.

Under-Sink Engineering & Safety

Removing lower cabinetry exposes necessary plumbing infrastructure, presenting physical hazards that
require precise engineering interventions:

• Rear-Drain Sink Alignment: Utilizing a sink with the drain located at the rear of the basin, allowing waste
plumbing to route immediately toward the back wall, thereby reclaiming vital legroom.

• Plumbing Shroud Enclosure: A smooth, rounded protective enclosure constructed from moisture-
resistant materials (such as high-pressure laminates or marine plywood). The panel slopes backward from
the front edge toward the wall to mirror the natural angle of a user's shins.

• Thermal Protection: Mandating fully insulated covers around all hot-water and drain pipes to eliminate the
risk of contact burns or friction injuries.

• Maintenance Access: Designing the protective enclosure with quick-release hinges or a removable panel
framework to allow instant access for plumbing maintenance.
2. Switches, Environmental Controls & Access Mechanics

Fine-motor adjustments are critical to ensuring that lighting, power, and entry mechanisms remain usable for
everyone in the household.

3. Bathroom Wet Room & Spatial Flow

The bathroom presents the highest risk of slips and navigation difficulties. The design prioritizes continuous,
barrier-free transitions and spacious circulation paths.

Zero-Threshold Roll-In Shower

• Subfloor Recession: The subfloor structure within the shower zone is intentionally recessed by 20mm to
30mm below the main bathroom floor level. This recess accommodates thick waterproofing membranes,
mortar beds, and tile while ensuring the final entry point is completely flush.

• Invisible Containment Swale: The recessed construction creates a shallow catchment area that safely
contains pooling water within the wet zone, preventing overflow into the dry areas of the room.

• Floor Pitch Gradient: The floor features a gentle, continuous slope pitched at a 1:50 to 1:80 (1% to 2%)
gradient, directing water efficiently away from the dry zone.

• Linear Drainage: A high-capacity linear drain is positioned along the rear wall or directly at the shower
boundary to intercept water run-off smoothly without creating an edge or barrier.

Doorway Ergonomics & Turning Radii

• The Turning Circle: To guarantee an individual utilizing a mobility device can execute a full 360-degree
turn and easily close the door, the layout preserves a clear, unobstructed floor diameter of at least
1500mm, positioned clear of fixtures.
• Architectural Door Alternatives: While standard bi-swing doors permit easy push-through access, they
can inadvertently swing back into a user's turning path. To maximize spatial efficiency and eliminate door-
swing obstructions, the layout integrates structural pocket doors that slide directly into the wall cavity, or
doors engineered to open outward.
