FOUNDATIONS:
All foundations to be in accordance with the Building Regulations Approved
Document ‘A’ and BS 8004. Final details dependent on site conditions and engineers
approval. Foundation sizes to engineers details. All footings to be taken down to solid
ground level with a minimum cover of 600mm.

DRAINAGE:
All work to comply with the Building Regulations Approved Document ‘H’ and to BS
8301.

GROUND FLOOR:
Ground floor to comprise of suspended block and beam construction with min
200mm void below. Concrete block is to be High Density (2400 kg/m³) and laid
between Concrete beam (Bridging Fraction to equal 12%). Thermafloor TF70 (100
mm) insulation to be used and to be topped with 50mm of floor screed.

EXTERNAL WALL:
External walls to compromise of 103mm brick outer leaf (BRE), 120mm Rockwool
cavity batts, 100mm blockwork (low density) 440 x 215mm, 15mm Plaster
(lightweight)
Wall Ties: Wall with cavity fill, SS vertical twist ties, 900 x 450 cntrs – walls upto 15m
with >=90mm leaves

THERMAL BRIDGING: The Y-Value has been calculated externally. The figure to be
used in the SAP calculation is 0.049

ROOF:
30° Pitched roof insulated between joists. Insulation at ceiling level to comprise of
12.5mm plasterboard and 5mm plaster lightweight skim.100mm Rockwool Roll
between 50mm softwood joists at 600 centres, 200mm Rockwool Roll laid above
joists.

PARTY WALL:
The part wall is to be fully filled with effective edge at all exposed edges and in line
with insulation layers in abutting elements.

OPENINGS:
Glazing: Fit toughened safety glass to windows less than 800mm above floor level.
UPVC glazing to be triple-glazed, air filled (low-E, En = 0.05, soft coat), with 16mm
air gap. (U-value 1.4 W/m²K)
Door: Half glazed UPVC door to be triple-glazed, air filled (low-E, En = 0.05, soft
coat) with 16mm air gap (U-value 2.2 W/m²K)

No curtains provided

HEATING:
Dwelling to have a central heating system with radiators, condensing gas
combination boiler with automatic ignition and interlock.
Heating controls to meet minimum requirements of the domestic heating and
compliance guide: Time and temperature zone control
Boiler to use manufacturers declared SEDBUK value of 91%.
An enhanced load compensator to be adopted.
Flue type is unknown and the flue is not fan assisted.
No Secondary heating.

WATER HEATING:
From primary heating system: gas condensing combi – instantaneous.

Dwelling designed to achieve a water use less than 125 litres per person per day.

VENTILATION:
Background ventilators with intermittent extract fans to be used in kitchen, bathrooms
and WC’s.

A design stage pressure test figure of 6m³/h/m² at 50Pa (assumed).

GENERAL:
 100% of light fittings to be dedicated low energy
 Windows to open half the time
 An indicative value of medium is to be used for the thermal mass
 Dwelling located within a dense urban area.
