FOUNDATIONS:
Foundations to consist approx 600 x 500mm deep ground beams with piled
foundations all to engineer’s details
GROUND FLOOR:
To consist of 18mm chipboard (500) on 1200 gauge polythene vapour barrier which
is to lap with cavity tray at DPC level, on 80mm Kingspan Thermafloor TF70 on
suspended block and beam flooring with min 200mm void below, which is to be
vented via telescopic air bricks at 2.0m centres. Concrete block is to be High Density
(2400 kg/m³) and laid between Concrete beam (Bridging Fraction to equal 12%).
EXTERNAL WALL:
External cavity walls to consist of 16mm coloured rendering on 100mm blockwork,
(dense exposed 2400 kg/m³ 440 x 215mm) with 50mm cavity, 50mm Kingspan
Kooltherm K8 insulation on 100mm Celcon solar block inner leaf. All cavity walls to
be finished with 13mm lightweight plaster.
Wall Ties: Walls with cavity fill, SS double triangle ties, 900 x 450 centres – walls up
to 15m with >=90 leaves.
SEPERATING WALL TO GARAGE:
13mm lightweight plaster finish on 100mm Celcon Solar block inner leaf, 75mm
Kingspan Kooltherm K8 insulation, 25mm cavity, 100mm blockwork (dense exposed
2400kg/m³ 440 x 215mm).
Wall Ties: Walls with cavity fill, SS double triangle ties, 900 x 450 centres – walls up
to 15m with >=90 leaves.
PARTITIONS:
To consist of the following a) 100mm Blockwork with 13mm plaster finish both sides.
b) 75 x 50mm softwood studding at max 400mm centres with 12.5mm plasterboard
both sides and 50mm sound bloc quilt between studs in all partitions.
THERMAL BRIDGING:
The Y-Value to be used is 0.032. This figure has been calculated by a qualified
thermal modeller.

ROOF:
Pitch roof (30°) horizontal ceiling. Roof to consist of clay tiles on 50 x 25mm softwood
battens on Proctor roof shield breathable felt on rafters/trusses at max 600mm
centres spanning on to 100 x 50mm. Softwood wall plates, strapped at 2.0 centres
with 30 x 5 x 1200 galvanised mild steel straps to new walls. Ceiling finish to flat
areas to 320mm Rockwool roll insulation. (150mm between 50mm softwood joists at
600 centres and 170mm on top) 12.5mm standard plasterboard and 3mm lightweight
plaster skim.
HEATING:
To be wall mounted oil fired regular condensing boiler. (room sealed) To have
minimum SEDBUK 2009 rating of 93% with interlock, programmer, roomstat and
TRV’s. Heat emitters to be radiators.
WATER HEATING:
Water heating to be from main heating system. Cylinder to be 110litres with 100mm
factory insulation. Also included is a cylinderstat, pipework insulation, water heating
to be timed separately and located in the heated space.
Dwelling designed to achieve a water use less than 125 litres per person per day.
OPENINGS:
Windows: to be UPVC triple-glazed, air filled (low-E, En = 0.05, soft coat)with 16mm
air gap. (U value of 1.4 W/m²K). Windows are open half the time.

W2 = 2.2 x 2.1 (Percentage of > than 60%)
W3 = 0.9 x 1.1

Front door: to be solid UPVC (U value 2.0 W/m²K).
D1 = 0.9 x 2.1
No curtains are to be provided.
VENTILATION:
Kitchens: to be mechanically vented via cooker hood to give min 30 lit/sec air
change.
bathroom and en-suite: to be mechanically vented to give min 15 lit/sec with 15 min
overrun.
Air permeability: Approved Document Part L1A minimum requirement of 10m³/h/m²
at 50Pa for the air pressure test.
GENERAL:
Smoke detectors to be linked to and separately fused to electrical system and
located in hall.

75% of light fittings to be low energy with min of 3 per dwelling and all
external lights to be low energy.
All electrical work required to meet the requirements of Part P (Electrical
safety) must be designed and installed, inspected and test by a person
competent to do so.
An indicative value of medium is to be used for the thermal mass
Dwelling situated in a rural location.
