This study focuses on the Design and Build project delivery system application on the scope of

the timetable of the project, and implies efficiency cost. The analysis of this study emphasizes the

Introduction

The study focuses on the application of the Design and Build project delivery system.
The framework of this approach integrates the contract for the project design and
construction under a single entity. In construction. The focused delivery method differs from
the usual construction method of Design–Tender–Build, with the contractor and the designer
of the project operating with individual contracts of the owner's preference and decision. The
chosen project delivery system of Design and Build integrates both responsibilities that are
operating with a single coordinated contract.

The amalgamation of these roles holds a commonly shared responsibility for the
project that optimizes communication amongst professionals, and essentially key in
mitigating potential project disputes. The outcome of holding professionals to a commonly
shared responsibility streamlines project efficiency and coordinated decision making for
project decisions. The scope of this residential development requires immediate aspects
covering the project’s management of cost, streamlining efficiency, and ensuring to operate
with the established project timetable for project completion.

Modern construction demands rapid urban growth and development to support the
growing populations, and the prior deems a framework that positively trends the
developments to be delivered with efficiency and upholding to project standards. The
developments of residential projects typically comprise successive dwelling developments
that also cover infrastructure works, and the utility installations that require critical
coordination of professionals involved in the project.

The implication of the Design and Build delivery system fosters collaboration
amongst professionals, ensuring coordination in various phases of the project and its proper
delivery. The integration of functions is necessary for the project, not only for mitigating
potential disputes, but also to prevent project flaws and discrepancies that will negatively
impact project outcome.

Furthermore, a project delivery system under Design and Build permits operation to
overlap project phases in construction. In the event of certain aspects of the design requiring

refinements, the commencement of preparatory and construction works is permitted to

positive trend of commencing projects simultaneously benefits the project outcome, as the
project outcome operates with the allotted time frame, and streamlines operations to finish
the project on time without compromising quality of work, standard, and maintaining the
coordination amongst professionals involved.

The Design and Build project delivery system benefits shortening the timetable
allotment for the overall project, in comparison to other delivery systems, the application of
Design and Build for this residential development project fits adequately to meet project
objectives. Moreso, the project execution benefits from proper resource allocation and cost
management.

The vitality of coordination in this project is emphasized in decision making all


throughout the project, necessitating constant evaluation for decisions deemed necessary
such as the site conditions, methods of construction, cost management, and viable material
availability, are all important aspects requiring collaborative decision-making approaches.

The adequate collaborative effort amongst professionals mitigates potential conflicts


and unprecedented delays that challenges the completion of the project, as the likelihood of
costly mistakes and uncoordinated decisions arises in project execution. The Design and
Build delivery system also benefits the project owner in aspects of eliminating coordination
disputes amongst interparty professionals, lack of accountability, and challenges in project
performance, as the professionals operate as a single coordinated unit with a defined efficient
project performance execution.

This study implies management, and the Design and Build delivery system for the
residential development, emphasizing the framework, its process, the scope covered, and the
proper allocation for risk management, and associating this method as an efficient and
effective approach for streamlining the proposed residential development.

Project Description

The proposed project residential subdivision development comprises multiple residential


units and amenities development for the community. To achieve effective project
coordination and project execution, the project will be performed using the Design-Build
delivery system method.

The project owner and the project contractor operate with a single contract for this
delivery system. The Project Contractor is responsible for the project's quality control,
execution, construction, procurement, technical designs and drawings, and the project
turnover. The contractor coordinates all professionals involved in the project to work
collaboratively and efficiently.

​ The project operates by identifying the project scope and requirements as provided by
the owner, followed by producing project conceptual designs and the detailed project
designs. Under the Design and Build delivery system, construction phases may begin while

​ To conclude, the study emphasized that for the proposed residential development
project, the Design-Build project delivery system provides a useful and effective method.
The Design and Build approach optimizes coordination, streamlines collaboration, and
defines accountability all throughout the project by amalgamating the design and
construction operations under an integrated contract. Project decisions operate more easily
and efficiently under this delivery system, and it additionally mitigates potential disputes
between professionals involved.

The Design–Build delivery system is adequate to implement for the proposed


residential subdivision development, considering that the project requires efficiency, effective
cost management control, and operates with a given timetable for timely completion. The
effectiveness of this delivery system requires careful and effective contractor selection, a
