PROJECT LIFE CYCLE
The construction project life cycle refers to the
structured sequence of phases a project goes
through from its initiation to its completion.
Construction managers must oversee and manage
activities across all these phases to ensure a
project's success.
A. PRE-CONSTRUCTION PHASE
This is the planning and preparation stage,
where the foundation of the project is laid
out before actual construction begins.
A. PRE-CONSTRUCTION PHASE
Key Activities:
1. Feasibility Study:
Assessing whether the project is technically and financially viable.
It involves land use study, site conditions, market demand,
environmental impact, and project risks.
2. Planning and Design:
Conceptual design and schematic drawings
Cost estimation and budgeting
Project scheduling and resource planning
A. PRE-CONSTRUCTION PHASE
Key Activities:
3. Permits and Approvals:
Securing building permits from local government units
(LGUs)
Compliance with zoning regulations, environmental
regulations (e.g., DENR clearance)
Coordination with utility companies and regulatory bodies

This is the execution stage where physical construction
occurs based on approved plans and permits.
B. CONSTRUCTION PHASE
Key Activities:

Selecting contractors and subcontractors
Purchasing construction materials and equipment
2. Execution:
Actual construction work such as excavation,
foundation laying, structural work, and finishing

Quality assurance and quality control (QA/QC)
Cost control and schedule updates
Safety and compliance checks
B. CONSTRUCTION PHASE
Key Activities:
📌 CM's Role:
Oversee and coordinate site operations
Monitor budget, schedule, and quality
Manage contractor relationships and ensure safety standards
are enforced
C. POST-CONSTRUCTION PHASE

Key Activities:
1. Commissioning:
Testing and adjusting systems (electrical, HVAC,
plumbing)
Final inspections by authorities
Correction of punch list items
