Subject: Reminder Complaint Regarding Illegal Construction and


Encroachment on Public Street at Property near Sewa Ram Builders,
Ferni Road, Baba Colony, Burari, Delhi

Respected Sir/Madam,

I had previously submitted a written complaint regarding illegal construction


and encroachment being carried out at the property located near Sewa Ram
Builders on Ferni Road, Baba Colony, Burari, Delhi, by the owner/occupier
namely Swaraj (Mobile No. +91 8588818989).

Despite the seriousness of the matter, no effective action appears to have


been taken so far. Therefore, I am constrained to submit this reminder
complaint and request immediate intervention from your office.

As already stated in my earlier complaint, the owner/occupier has:

1. Constructed an illegal balcony projecting into the public gali/street,


thereby encroaching upon municipal land and obstructing the public
passage.

2. Carried out construction without a sanctioned building plan and


without permission from MCD.

3. Reduced the width of the public street, which creates serious safety
risks for residents, pedestrians, and emergency vehicles such as
ambulances and fire services.

4. Violated the provisions of the Unified Building Bye-Laws for Delhi,


2016, particularly regarding balcony projections, structural safety,
ventilation, and building plan approval.

The illegal construction is continuing to cause public inconvenience,


obstruction of a public way, and serious safety risks to the residents of the
area.

PRAYER

1. I request that any illegal and un-mapped construction till date should
be demolished immediately.

2. In view of the above, I respectfully request your office to:

a) Verify the sanctioned building plan and structural safety


compliance of the property.
b) Initiate appropriate action under Order of Demolition of
Unauthorised Construction and Power to Stop Unauthorised
Construction.

c) Conduct an immediate inspection of the said property.

d) Take appropriate legal action against the persons responsible


for the illegal construction.

e) Direct the concerned authorities of the Municipal Corporation


of Delhi (MCD) to verify the sanctioned building plan and take
action as per law.

f) Ensure that the illegal construction and encroachment upon


the public street is stopped immediately.

3. I also request that action taken in this matter be communicated to


me at the earliest.

If no action is taken within a reasonable time, I shall be constrained to


pursue the matter through RTI proceedings and appropriate legal remedies
before competent authorities.
