1 Preliminaries
1.1 Site mobilization, setting out, protection of finishes
Site mobilization
Mobilization of contractor’s resources including
deployment of technical staff, skilled and unskilled labor,
construction plant and equipment, temporary utilities, site
offices, storage areas, safety arrangements, hoardings,
access provisions, and all preliminaries necessary to
commence and execute the works, complete in all respects.
Setting out
Setting out of the works in accordance with approved
drawings, benchmarks, grid lines, levels and coordinates,
including provision of survey instruments, reference points,
checking, rechecking, maintenance of control points, and
correction of any discrepancies during execution, complete
as required.
Protection of finishes
Providing and maintaining adequate protection to
completed and partially completed works and finishes
including floors, walls, doors, windows, fixtures, fittings and
services using approved protective materials such as
polythene sheets, hardboard, plywood, tapes or equivalent.
Includes protection against damage, dust, moisture,
staining and construction activities, removal of protection
upon completion, and making good any damaged surfaces
at no extra cost.
1.2 Shop drawings, material samples & approvals
Providing all labour, technical support, documentation, and
coordination required for preparation, submission, and
obtaining approvals of detailed shop drawings, method
statements, material samples, catalogues, and mock-ups
related to the works. The scope includes preparation of
coordinated drawings showing dimensions, layouts,
sections, interfaces with architectural, structural, and MEP
services, incorporation of consultant comments, revisions,
and resubmissions until final approval is obtained,
complete in accordance with project specifications and
Engineer/Consultant requirements.
1.3 Coordination with MEP services
Providing all labour, technical supervision, and coordination
required for integration of architectural, civil, and interior
works with mechanical, electrical, and plumbing (MEP)
services; including review of drawings, setting out, clash
checking, site coordination meetings, and adjustment of
works to ensure proper routing, clearances, and
compatibility of all systems. Work shall include necessary
modifications, alignment, and coordination to achieve
smooth execution and interface between trades, complete
in accordance with approved drawings and
Engineer/Consultant instructions.
2 Partitions & Wall Works
2.1 Gypsum board partitions
Providing and installing gypsum board partition walls
comprising galvanized steel framing system (studs, tracks,
and bracing) with gypsum boards fixed on both sides,
including insulation infill where specified, joint treatment,
corner beads, tape, and finishing to receive paint or other
finishes. Partitions shall be erected true to line, level, and
plumb, complete with openings for doors, services, and all
necessary accessories, in accordance with approved
drawings, manufacturer recommendations, and
Engineer/Consultant instructions.
2.2 Glass Partitions (Clear/Frosted/Laminated)
Providing and installing glass partition systems comprising
clear, frosted, or laminated glass panels of specified
thickness, fixed in approved aluminum or stainless-steel
framing/support system or frameless fittings as shown in
drawings. Work shall include cutting, edge polishing,
necessary hardware, sealants, gaskets, and accessories to
form complete partition assemblies, properly aligned,
stable, and finished, in accordance with approved shop
drawings, safety standards, and Engineer/Consultant
instructions.
2.3 Wooden/MDF Partitions
Providing and installing wooden/MDF partition walls
comprising seasoned timber or approved metal framework
with MDF boards of specified thickness fixed on both sides,
including internal bracing, insulation infill where required,
joint treatment, edge trims, and finishing with laminate,
veneer, paint, or polish as specified. Partitions shall be
complete with all necessary accessories, openings,
reinforcements for fixtures, and coordination with MEP
services, installed true to line, level, and plumb in
accordance with approved drawings and
Engineer/Consultant instructions.
2.4 Wall Paneling (MDF/Veneer/Laminate/Fabric)
Providing and installing wall paneling systems comprising
MDF boards fixed over approved timber or metal
framing/substructure, finished with veneer, laminate,
fabric, or other specified finish, including backing materials,
adhesives, edge trims, joint treatments, and all accessories
required for a complete installation. Panels shall be
properly aligned, securely fixed, and finished to achieve a
smooth, uniform appearance, including necessary cut-outs
and coordination with electrical and MEP services,
complete as per approved shop drawings and
Engineer/Consultant instructions.
3 Plastering & Wall Finishes
3.1 Internal Plaster to Walls & Columns
Providing and applying internal cement-sand plaster to
walls and columns using approved materials, in specified
thickness (typically 12mm / 15mm / 20mm as per drawings
and specifications), prepared in the required mix ratio (1:4
or 1:5 cement to sand). The work shall include surface
preparation, hacking of concrete surfaces where required,
raking out joints of masonry, cleaning, wetting, and
applying plaster in a uniform, true, and plumb finish.

The scope shall include forming arrises, rounded corners,


grooves, bands, and drip moulds where indicated;
scaffolding; curing for the specified period; and finishing
the surface smooth / sponge / sand-faced / ready to
receive paint, wallpaper, or other finishes as specified.

All work shall be carried out in accordance with project


specifications, approved shop drawings, and consultant
instructions, complete in all respects, including labour,
materials, tools, equipment, and wastage. Measurements
shall be taken as net plastered area, with no separate
payment for edges, openings up to specified limits, or
minor surface irregularities.
3.2 Putty / skim coat preparation
Providing and applying wall putty / skim coat over plastered
concrete or masonry surfaces to achieve a smooth, even,
and paint-ready finish. The work shall include thorough
surface preparation such as cleaning, removal of dust,
laitance, loose particles, grease, and any foreign matter,
and repairing minor surface imperfections.
Apply approved polymer-based cement putty or gypsum-
based skim coat in two or more coats as per
manufacturer’s specifications, with each coat properly
cured and sanded to obtain a uniform, level surface free
from undulations, cracks, and trowel marks. The finished
surface shall be suitable to receive primer and final paint
application.
The rate shall include all materials, labour, tools,
scaffolding, surface preparation, curing, sanding, and
protection of adjacent finishes, complete in all respects as
per drawings and project specifications.

3.3 Paint finishes (emulsion / enamel / texture)


Providing and applying approved paint finishes to prepared
surfaces in accordance with manufacturer’s specifications
and project requirements. The scope shall include proper
surface preparation such as cleaning, sanding, filling of
minor cracks and imperfections with suitable filler,
application of primer, and intermediate coats where
required to achieve a uniform and durable finish.
Emulsion Paint:
Applying premium quality acrylic emulsion paint on internal
plastered or putty-finished surfaces in specified shades,
typically in two or more coats over an approved primer, to
produce a smooth, washable, and even appearance free
from streaks and roller marks.
Enamel Paint:
Providing synthetic enamel paint on metal, wood ,or other
specified surfaces, including surface preparation such as
rust removal, degreasing, application of metal/wood
primer, undercoat, and finishing coats to achieve a hard,
glossy or satin finish with excellent durability.
Texture Paint:
Applying decorative textured coating on designated walls,
including primer, base coat, and textured finish using
approved materials and application techniques (roller,
trowel, or spray) to create the specified pattern and
thickness.
The rate shall include all materials, labour, tools,
scaffolding, masking, protection of adjacent surfaces, and
cleaning upon completion, complete in all respects as per
drawings and specifications.
3.4 Wallpaper & Decorative Finishes
Providing and installing approved wallpaper and decorative
wall finishes on properly prepared internal wall surfaces,
complete in accordance with manufacturer’s specifications,
approved samples, and project drawings.
The work shall include thorough surface preparation such
as cleaning, sanding, application of putty where required,
and primer/sealer to ensure a smooth, dry, and dust-free
substrate. Wallpaper shall be carefully measured, cut,
aligned, and fixed using recommended adhesives to ensure
proper pattern matching, seamless joints, and a bubble-
free finish.
Decorative finishes may include vinyl wallpaper, fabric-
backed wallpaper, murals, 3D wall coverings, or other
specified designer finishes, applied with specialized tools
and techniques to achieve the intended aesthetic
appearance and durability.
The rate shall include all materials, adhesives, labour, tools,
access equipment, trimming, edge finishing, protection of
adjacent surfaces, and removal of waste, complete in all
respects as per approved shop drawings and specifications.
4 False Ceiling Works
4.1 Gypsum board false ceiling (plain / bulkhead /
stepped)
Providing and installing gypsum board false ceiling systems
including plain ceilings, bulkheads, and stepped profiles,
complete as per approved shop drawings, specifications,
and manufacturer’s recommendations.
The work shall comprise a galvanized steel suspension
framework made from main runners, cross tees, hangers,
perimeter channels, and necessary accessories, securely
anchored to the structural soffit at required spacing to
ensure rigidity and level alignment. Moisture-resistant
gypsum boards of specified thickness shall be screw-fixed
to the framework, with joints taped and finished using
jointing compound to achieve a smooth, crack-free surface.
Bulkheads and stepped ceiling features shall be formed
using the same framing and boarding system, accurately
shaped to the required dimensions and profiles to
accommodate lighting, HVAC diffusers, curtain pockets, or
other services where indicated.
The scope shall include cutting and making openings for
light fixtures, access panels, and MEP services; coordination
with other trades; application of joint treatment, sanding,
and preparation for paint finish. The rate shall include all
materials, labour, scaffolding, supports, hangers, edge
trims, insulation (if specified), access panels, and protection
of adjacent finishes, complete in all respects as per
drawings and project specifications.
4.2 Mineral fiber / acoustic ceiling
Providing and installing suspended mineral fiber / acoustic
ceiling system of approved make, size, and specification,
complete as per approved shop drawings and
manufacturer’s recommendations.
The work shall include a hot-dip galvanized steel exposed
grid suspension system comprising main runners, cross
tees, wall angles, hangers, and all necessary fixing
accessories, securely suspended from the structural soffit
at specified spacing to ensure a rigid, level, and true ceiling
plane. Mineral fiber acoustic tiles of specified thickness and
edge profile (square/tegular as applicable) shall be laid into
the grid to achieve a uniform appearance.
Tiles shall possess sound absorption properties with the
required Noise Reduction Coefficient (NRC), thermal
insulation characteristics, fire resistance, and humidity/sag
resistance as per project specifications. The system shall
allow easy demountability for maintenance and access to
MEP services.
The scope shall include cutting and fitting tiles around
columns, light fixtures, diffusers, sprinklers, and other
services; providing perimeter trims; coordinating with
other trades; and maintaining proper alignment and joint
patterns. The rate shall include all materials, suspension
framework, tiles, labour, tools, scaffolding, access
provisions, wastage, and protection of adjacent finishes,
complete in all respects as per drawings and specifications.

4.3 Wooden / Metal Decorative Ceiling


Supply, fabricate, and install decorative ceiling system
comprising either engineered wood panels/battens or
powder-coated metal panels as specified in drawings and
approved material submittals. The system shall include a
suspended framework of GI/Aluminum channels, hangers,
brackets, perimeter trims, and all necessary fixing
accessories to ensure proper alignment, rigidity, and level
finish.
Wooden elements shall be factory-finished with
laminate/veneer/polish/melamine or approved coating,
treated against moisture, termites, and warping. Metal
components shall be corrosion-resistant with powder-
coated, anodized, or painted finish as approved by the
Engineer/Consultant.
Scope shall include cutting, profiling, perforations (if
required), acoustic backing where specified, integration
with lighting fixtures, HVAC diffusers, sprinklers, access
panels, and coordination with MEP services. Provide
shadow gaps, edge trims, and expansion joints as necessary
for a complete architectural finish.
All works shall be executed in accordance with approved
shop drawings, manufacturer recommendations, and
project specifications, including scaffolding, protection of
adjacent finishes, testing, cleaning, and final handover
complete in all respects. Measurement shall be in square
meters (m²) of finished ceiling area.
4.4 Ceiling access panels
Supply and installation of ceiling access panels of specified
sizes at locations indicated on drawings, fabricated from
powder-coated galvanized steel / aluminum frame with
moisture-resistant gypsum board infill (or metal door
where required). Panels shall be flush-mounted within the
false ceiling system to provide neat, unobtrusive
appearance and easy access to concealed MEP services.
Access panels shall be complete with concealed hinges,
safety chains, push-lock / cam-lock mechanism, and
tamper-proof hardware where required. Provide fire-rated
access panels in fire-resistance-rated ceilings to match the
rating of the surrounding assembly.
Work shall include all necessary framing supports,
trimming, cutting, reinforcement of ceiling grid, joint
treatment, finishing to match adjacent ceiling, and
coordination with MEP services. Panels must allow safe and
repeated access without damaging the ceiling finish.
All materials, workmanship, installation methods, and
tolerances shall comply with project specifications and
approved shop drawings.

5 Flooring & Skirting


5.1 Tile Flooring
Providing and laying approved floor tiles of specified
material (ceramic / porcelain / vitrified), size, thickness,
color, and finish in accordance with drawings and
specifications. Works shall include surface preparation,
leveling of the base, and laying tiles over approved
cementitious adhesive to achieve proper bond and
alignment.
Tiles shall be laid to true lines, levels, and slopes where
required, with uniform joint widths using spacers. Cutting
and fitting around columns, walls, fixtures, floor traps, and
service penetrations shall be carried out neatly without
damaging adjacent finishes.
Joints shall be filled with approved grout of matching color,
and movement joints shall be formed and sealed with
suitable flexible sealant where specified. Rate shall include
all necessary materials, labor, tools, adhesives, grout, edge
trims, wastage, cleaning, and protection of the finished
surface.
All works shall be executed in accordance with project
specifications, approved material submittals, and shop
drawings, complete in all respects.
5.2 Wooden / Laminate Flooring
Wooden Flooring
Providing and installing high-quality wooden flooring
comprising engineered wood / laminate / solid hardwood
boards of approved make, shade, and finish, laid over a
properly prepared, clean, dry, and level subfloor. Flooring
shall be fixed using approved click-lock system or adhesive
method as per manufacturer’s specifications, including
underlay (foam/vapor barrier) where required to enhance
acoustic and moisture resistance.
The work shall include surface preparation, self-leveling
compound if necessary, trimming, cutting, and fitting
around edges, skirting, thresholds, and fixtures. Provide
matching skirting / edge trims, transition strips, and
expansion gaps to accommodate movement. All materials
shall comply with relevant standards and be installed
strictly in accordance with approved shop drawings.
Rate shall include supply of materials, labor, tools,
adhesives, accessories, wastage, testing, protection, and
cleaning upon completion, ensuring a smooth, durable, and
aesthetically uniform finish ready for use.
Laminate Flooring
Supply and installation of high-quality laminate wooden
flooring of approved brand and manufacturer, consisting of
multi-layer high-density fiberboard (HDF) core with
decorative wear-resistant surface layer, having minimum
AC3/AC4 abrasion class or as specified. Flooring to be laid
over a clean, level, and dry screeded subfloor with
approved underlay (foam or rubber) for sound insulation
and moisture resistance.
Include all necessary accessories such as edge trims,
skirting, transition strips, reducers, T-moldings, and
expansion joints as per manufacturer’s recommendations.
Boards to be installed using click-lock system or approved
method, ensuring proper alignment, pattern continuity,
and minimal joints.
Rate shall include surface preparation, cutting, wastage,
handling, labor, tools, and all incidental works required for
complete installation in accordance with drawings,
specifications, and consultant approval.
5.3 Marble / Granite / Stone Flooring
Marble Flooring
Providing and laying, fitting and fixing of premium quality
marble slabs of approved color and shade, 18-20 mm thick,
laid in 40 mm thick cement mortar (1:3 mix), including
matching cement slurry for joints, polishing, cleaning, and
removing debris, all completed as per architectural
drawings and site requirements.
Granite Flooring
Providing and laying 20mm thick granite slab of approved
color and quality (e.g., Jet Black) in flooring/stair treads,
fixed over a 20mm thick base of cement mortar 1∶4, jointed
with matching cement slurry, including machine polishing
and edge molding, complete in all respects.
Stone Flooring
Providing and laying 25mm thick Kota stone slab flooring
over 20mm (average) thick base laid over and jointed with
grey cement slurry mixed with pigment, mirror polished,
including curing, cleaning, and waste removal.
5.4 Vinyl /Carpet Flooring
Vinyl Flooring
Providing and installing approved vinyl flooring of specified
type, thickness, and pattern over a smooth, dry, and
properly prepared subfloor using recommended adhesive.
The work shall include surface preparation, cutting, fitting,
heat welding or sealing of joints (where applicable),
skirting/edge finishing, cleaning, and protection, complete
with all materials, labor, tools, and equipment as per
drawings and specifications.
Carpet Flooring
Supply and installation of approved quality carpet flooring,
including carpet tiles or broadloom as specified, laid over
properly prepared subfloor with recommended underlay,
adhesive, grippers, and accessories. Work includes surface
preparation, cutting, fitting, jointing, edge trimming,
skirting interface, and finishing to achieve a uniform
appearance. All materials, labor, equipment, and
workmanship shall comply with project specifications and
approved shop drawings, complete in all respects.
5.5 Matching Skirting
Providing and installing matching skirting to correspond
with the approved floor finish (tile/stone/terrazzo/vitrified
tile or as specified), of height ___ mm and thickness as per
flooring material, cut with machine-finished edges and
fixed to prepared wall surfaces using approved
adhesive/mortar. Joints to be aligned with flooring joints,
finished with matching grout, and neatly pointed to achieve
a uniform appearance. Includes surface preparation,
cutting, wastage, necessary trims, sealant at top edge
where required, curing, cleaning, and all labor, materials,
tools, and equipment complete in accordance with
drawings and specifications.
6 Carpentry & Joinery
6.1 Doors (wooden / flush / laminated) with frames
Wooden Doors
Supply, fabrication and installation of wooden doors
complete, comprising solid core / engineered wood door
shutters with hardwood frames, architraves and necessary
ironmongery including hinges, locks, handles, door
stoppers and accessories. Doors to be factory polished,
laminated or painted as specified, including surface
preparation, fitting, alignment and adjustments. All works
to be executed in accordance with approved shop
drawings, specifications and under the direction of the
Engineer, complete in all respects.
Flush Doors
Providing and fixing factory-manufactured 35mm thick
solid core flush door, commercial/teak veneer face on both
sides, 1mm laminate, with hardwood lipping, including teak
wood frame, ironmongery (hinges, handles, stopper), and
finishing, all complete as per specifications
Laminated Doors
Supply and installation of 35 mm thick laminated door
shutter with BWR ply core, finished with 1 mm decorative
laminate on both sides, fixed in hardwood frame of 45 mm
thickness, complete with hinges, lock, handle, and all
necessary hardware.
6.2 Door hardware & ironmongery
Wooden/flush/metal doors, including SS/brass/MS butt
hinges (100–125 mm), mortise locks, lever handles,
euro/profile cylinders, thumb turns, tower bolts (150–300
mm), magnetic/door stoppers, door closers, floor springs
(for heavy doors), pull handles, kick plates, and all
necessary accessories as specified.
All hardware to be properly aligned, securely fixed with
required screws and fasteners, tested for smooth
operation, and installed as per manufacturer’s
recommendations and approved shop drawings. Finish to
be satin stainless steel, brushed steel, brass, powder-
coated, or antique finish as specified.
Rates to include cutting, chiseling, drilling, fitting,
lubrication, adjustments, and making good to door
surfaces, complete in all respects.
6.3 Built-in cabinets & wardrobes
Supply and installation of built-in cabinet, 600 mm deep,
carcass in 19 mm BWR plywood, shutters finished with 1
mm decorative laminate, complete with soft-close hinges,
stainless steel handles, telescopic drawer channels, and
internal shelves, including all hardware, edge banding, and
fixing accessories.
6.4 Kitchen cabinets & counters
Supply & installation of modular kitchen cabinets (base,
wall & tall units) in moisture-resistant boards with laminate
finish, including shelves, hardware, and fittings, complete
with granite/quartz countertop, cutout, backsplash, and all
fixing accessories as per approved drawings.
6.5 Reception desk / counters
Supply and installation of reception desk / counter
fabricated from MDF / plywood with approved finish,
complete with countertop, storage units, hardware, cable
management, and all accessories, installed as per approved
drawings and specifications.
7 Furniture
7.1 Workstations
Supply and installation of modular office workstations in
MDF/plywood with laminate finish, including partitions,
cable management, storage units, hardware, and all
accessories, complete as per approved drawings and
specifications.
7.2 Storage Units
Supply and installation of storage units in MDF/plywood
with approved finish, including shelves, shutters, hardware,
fittings, and all accessories, complete as per approved
drawings and specifications.
7.3 Shelving and display units
Supply and installation of shelving and display units in
MDF/plywood/metal/glass with approved finishes,

Stainless Steel Decorative Works
Providing, fabricating, and installing stainless steel
decorative works of approved grade and finish, including

9 Finishing & Accessories
9.1 Window Blinds /Curtains
Window Blinds
Providing, supplying, and installing window blinds of
approved type and quality (roller/vertical/venetian or as
specified), including brackets, channels, operating
mechanism, accessories, fittings, and all necessary
materials, labour, and fixing complete as per drawings and
specifications.
Window Curtains
Providing, supplying, and installing window curtains of
approved fabric, color, and design, including curtain
rods/tracks, brackets, hooks, accessories, stitching,
pleating, and all necessary materials, labour, and fixing
complete as per drawings and specifications.

9.2 Decorative elements & trims


Providing, fabricating, and installing decorative elements
and trims of approved material, design, and finish,
including mouldings, cornices, profiles, edging, fixing
accessories, adhesives, supports, labour, tools, and all
necessary materials complete as per approved drawings
and specifications.
9.3 Signage (Internal)
Providing, fabricating, and installing internal signage of
approved type, material, size, and finish, including lettering,
graphics, mounting brackets, fixing accessories, adhesives,
supports, labour, and all necessary materials complete as
per approved drawings and specifications.

10.0 Coordination with MEP (Interior scope only)
10.1 Cutting, making good for services
Providing all labour, materials, tools, and equipment for
cutting chases, openings, holes, and recesses in walls,
floors, slabs, ceilings, and other building elements to
accommodate mechanical, electrical, plumbing, and other
services; including careful execution to avoid structural
damage, coordination with service layouts, removal and
disposal of debris, and making good all disturbed surfaces
to match adjacent finishes. Work shall include refilling,
patching, plastering, finishing, and reinstatement of
concrete, masonry, drywall, tiles, paint, or other finishes as
required, complete in all respects and as directed by the
Engineer/Consultant.
10.2 Support for Lights, Diffusers, Sprinklers
Providing and fixing adequate supports, hangers, brackets,
channels, suspension systems, and anchorage for
installation of lighting fixtures, air diffusers, grilles, fire
sprinklers, and associated ceiling-mounted services;
including all necessary nuts, bolts, clamps, threaded rods,
inserts, and accessories. Supports shall be securely fixed to
structural members, properly aligned, and designed to
carry the imposed loads without vibration or sagging,
complete as per drawings, specifications, and
Engineer/Consultant instructions.
10.3 Final alignment with MEP fixtures
Providing all labour, materials, tools, and supervision
required for final alignment and coordination of
architectural finishes, ceilings, panels, openings, and fittings
with mechanical, electrical, and plumbing (MEP) fixtures;
ensuring correct positioning, level, plumb, and clearances
as per approved shop drawings and site requirements.
Includes necessary minor adjustments, re-fixing, and
finishing works to achieve proper integration and neat
appearance, complete in all respects as directed by the
Engineer/Consultant.
11 Final Cleaning and Handover
11.1 Cleaning of all Interior Works
Providing all labour, materials, tools, equipment, and
consumables for thorough cleaning of all completed
interior works prior to handover, including removal of dust,
debris, stains, protective coverings, adhesive marks, and
construction residue from floors, walls, ceilings, glass,
joinery, fixtures, fittings, and MEP components. Work shall
include final cleaning, polishing, and preparation of all
surfaces to a neat, hygienic, and presentable condition,
complete in all respects as per project specifications and
Engineer/Consultant instructions.
11.2 Snag rectification & final handover
Providing all labour, materials, tools, equipment, and
supervision necessary for carrying out snag rectification
and completion of all pending works identified during
inspection, including repair, replacement, adjustment,
touching-up, and making good of architectural, civil,
finishing, and MEP elements. The work shall ensure
compliance with approved drawings, specifications, and
quality standards, including final cleaning, testing,
commissioning, and preparation of the premises for
successful inspection and final handover to the
Client/Engineer, complete in all respects.
