Managing risks during demolition
We shall undertake must manage risks associated with the carrying out of construction work (demolition). In
order to manage risks, we shall:
1. Identify reasonably foreseeable hazards that could give rise to the risk
2. Eliminate the risk so far as is reasonably practicable.
3. If it is not reasonably practicable to eliminate the risk or, minimize the risk so far as is reasonably
practicable by implementing control measures in accordance with the hierarchy of risk control.
4. Maintain the implemented control measure so that it remains effective, and
5. Review, and if necessary revise control measures so as to maintain, so far as is reasonably practicable, a
work environment that is without risk to health and safety.

10.1.2 Identifying the hazards

The first step in the risk management process will be to identify the hazards associated with demolition work.
Examples of demolition hazards include:
• Unplanned structure collapse
• Falls from one level to another
• Falling objects
• The location of above and underground essential services, including the supply of gas, water, sewerage,
telecommunications, electricity, chemicals, fuel and refrigerant in pipes or lines

10
• Exposure to hazardous chemicals – these may be present in demolished material or in the ground where
demolition work is to be carried out (contaminated sites)
• Hazardous noise from plant and explosives used in demolition work, and
• The proximity of the building or structure being demolished to other buildings or structures.

10.1.3 Assessing the risks

In many circumstances a risk assessment will assist in determining the control measures that should be
implemented. It will help to:
• Identify which workers are at risk of exposure
• Determine what sources and processes are causing that risk
• Identify if and what kind of control measures should be implemented, and
• Check the effectiveness of existing control measures.
When assessing the risks associated with demolition work we shall consider the following:
• The structure to be demolished and its structural integrity
• The method of demolition including its sequencing
• The scheduling of the work
• The layout of the workplace, including whether there are fall hazards both for people and objects
• what plant and equipment will be used and the skill and experience required by the
• People who will use it safely
• What exposures might occur, for example to noise
• The number of people involved, and
• Local weather conditions.

construction shall be dampened by applying water with a brush and no hosing directed on to the wall
shall be permitted. When work ceases on any section of wall polythene or hessian shall be draped over
the wall, for at least 24 hours. If hessian is used, it shall be maintained continuously wet.

Backfilling

We shall carryout earth backfilling against walls such that the level of backfill is always equal on each
side of the wall. When a wall has filling material on one side only to a fill width of more than three
times the wall thickness, the wall shall be continuously supported during backfilling. Backfilling shall
not be in walls, shall be carefully placed and spacers used to ensure that a minimum of 20mm cover is
given to the reinforcement unless otherwise specified. Horizontal reinforcement in mortar joints shall be

11.1.8 Electrical Methodology

The locations for all distribution boards, switches, sockets, break glass, bells etc. will be marked on the walls
after finishing of the blockworks as per the approved shop drawings.

Then we will start chasing and chipping the marked locations by using a grinder to make sure that the box
flush with the plaster.

Before starting the wiring of the above mentioned activities, we shall make sure that the plaster work is
completed in that area.

All the conduits and fittings shall be submitted to the client for approval prior to installation. We shall install
all the wires and fittings as approved by the client.

11.1.9 Finishes Methodology

During finishes we shall prepare samples areas of the plastering and rendering as directed until the
quality, texture and finish required is obtained and approved by the client after which all work executed
shall conform with the respective approved samples. We shall ensure that the thicknesses of floors has a
constant structural thickness and has level top surfaces. The finished floor surface will equally have a
constant level and any adjustment needed to achieve this effect with the varying floor finish materials is
to be made in the screeds beneath the same.

After preparation of the surfaces for rendering, a key coat of cement slurry shall be applied to the wetted
surface to be plastered. When this coat is dry the plaster coat shall be applied, by means of a trowel,
between screeds laid, ruled and plumbed as necessary. This coat which shall be to the required thickness
shall be allowed to set hard and then cured as described. Surfaces are to be finished with a wood or steel
float to a smooth flat surface free from all marks.

Any plaster which adheres to pipes, doors, windows and the like shall be carefully removed before it has
set. Curing shall take place after the application of the second coat. All plastering and rendering shall be
executed in a neat workman-like manner. All tools, implements, vessels and surfaces shall be at all times
kept scrupulously clean and strict precautions shall be taken to prevent the plaster or other materials
from being contaminated by pieces of partially set material which would tend to retard or accelerate

11.1.10 Terrazzo Works

The Mixer proportion of under layer shall be of cement concrete mix 1:2:4 by volume and the size of
aggregate shall not exceed 5mm.

Mixing of Materials
1. To achieve a uniform appearance, we shall mix the materials thoroughly.
2. The chips will be washed clean, mixed well in the required proportion of various colors and sizes.
3. The white cement pigment and cement shall be sieved and mixed in the required proportions
thoroughly with the aggregates.
4. The mix shall be thoroughly mixed in the dry state, later to which the water shall be added in small
quantities to achieve proper consistency.

Under-Layer of Terrazzo Flooring

1. The cement concrete of the design mix shall be used, as discussed in the above design mix.
2. The panels shall be of uniform size, 1.2m length centers.
3. Cement slurry at 2.00 kg per sqm shall be applied before laying of under layer over the cement
concrete/RCC base.

1. The polishing of topping layer shall be strictly carried out by machine means after 36 hours of
laying the top layer.
2. The surface shall be watered and ground evenly with machine fitted with special rapid cutting grit
blocks of coarse grade till the marble chips are evenly exposed, and the floor is smooth.
3. After the first grinding is completed, the surface shall be thoroughly washed to remove all
grinding mud and covered with a grout of cement and coloring matter in the same mix and proportion as
the topping in order to fill any pinholes that appear.
4. The surface shall be allowed to cure for 5 to 7 days and then rubbed with machine fitted with fine-
grit blocks and cured again for three to five days.
5. Finally, the third grinding shall be carried out with a machine fitted with fine grade grit blocks to
get even and smooth surface without pinholes.
6. Liquid polish shall be applied on the final surface to give the shiny look

11.1.11 Tile Works

Step 1: Prepare the Surface

We shall make sure the surfaces are clean, smooth, and dry for best results. We shall take time to repair,
patch, and level any damaged or uneven areas. Double check to make sure the surface is structurally

19
sound and the area free of wax, soap scum, and grease.

We shall remove any moldings, trim, or appliances that may interfere with tile application and check the
doorjambs to make sure tile has clearance when installed beneath. Identifying those potential
complications in advance will help installation run smoothly.

Step 2: Begin Layout

For an efficient layout, we shall start by marking the center point of each of the walls and floors in the
room. Next, we shall snap chalk lines between the center points of opposite walls/floors to pinpoint the
center of the room. Make any necessary adjustments to ensure that the intersection creates perfect
squares.

Starting at the center point, we shall lay a row of loose tiles along the center lines in both directions,
using tile spacers for even, uniform joints. Once we reach the walls, we will cut tiles for a proper fit. If
the cuts needed are smaller than half of a tile, we shall adjust the center line by snapping a new line a
half-tile size closer to the wall. If necessary, we shall repeat this step along the intersecting center line
for a precise design.

Step 3: Application of the Adhesive

As a general rule of thumb, we shall be mindful to mix only enough of the adhesive to be used within 30
minutes. Using the flat side of the trowel type recommended on the adhesive package, we shall spread a
1/4" coat on the surface of one grid area without covering the guidelines. We shall remove the excess
adhesive, to leave behind a uniform, ridged setting bed for the tile.

Step 4: Cutting Tile as Needed

We shall start by marking carefully measured cuts-to-be with a pencil or felt-tip pen on the tile surface.
We shall use a tile cutter to achieve pinpoint straight or diagonal cuts. For any full-length curved cuts, a
rod saw is most properly suited to handle the task.

Step 5: Setting the Tile

Now that the surface is primed, the layout is created, the adhesive is applied, and the tile is cut, we shall
begin by installing tiles in the center of the room, one grid at a time, finishing each grid before moving
on to the next. Within each grid, it will help to start the first tile in the corner and work outward.

Using a slight twisting motion, we shall set tiles one at a time and avoid sliding them into place. We
shall be sure to insert spacers as each tile is set. The perimeter tiles in each grid shall be saved for last,
leaving a 1/4th inch gap between the tile and wall.

Once a grid is completely installed, all tiles will be tapped with a rubber mallet or hammer and wood
block to ensure a solid bond and level plane. Excessive adhesive will be removed from joints with a
putty knife and from tile with a damp sponge to prevent an uneven appearance.

20
Lastly, the work will be allowed to last at least 24 hours to set before walking on it.

Step 6: Grouting Joints

Now that the Tile is in place and has had 24 hours to set, the joints will be filled with grout and
consolidate your floor into one mass.

Once the grout set slightly for around 15 to 20 minutes, damp sponge will be used to clean any residue
from the surface and smooth the grout joints.

The surface shall be polished with a soft cloth when the grout has dried and haze forms on the tile
surface, and rinse again with sponge and clean water if necessary. The newly grouted floor will be given
72 hours before any heavy use and at least three weeks before applying sealers or polishes.

11.1.12 Aluminum works

Fabrication Inspection

Before delivery, frames and leaves will be inspected to make sure that materials are verified as per submitted
approved sample, correct dimension, good aluminum Surface Condition, etc.

Installation of Finish Hardware

All hardware shall be installed in strict accordance with the manufacturer’s directions. All work shall be
installed plumb and true and secured with proper fastenings so as to make all work rigid and firm. After
installation, all finishing hardware shall operate and function smoothly and efficiently in strict accord with
their respective expected operating performance. All works which are to receive hardware shall be inspected
and any defect will first be rectified before installing finishing hardware.

Glazing & Sealing

For better quality, glazing work shall, as far as possible, be carried out by skilled installers from the factory.
The gasket used will be of a continuous length, with splices made at appropriate locations for good fitting
around the corners of the glass panel.

When assembling frames, we shall ensure that gasket fits properly to the glazing and the frames are properly
aligned. The gaps between the window frame and wall will be properly sealed to prevent water seepage at
these locations. Depending on the size of the gap, waterproof sealant shall be used.

Installation of window glazing

It is recommended that glazing work for inner glass panels be carried out in the factory, where higher work
quality can be achieved. Where this is not possible, glazing work will be carried out on site with proper
handling and good workmanship. For fixed glass panels, glazing will be done on site.

21
Application of sealant

Sealant will be used to seal the gap between wall and window frame if the gap size is between 7-10mm.
Before the application of sealant, we shall clean the aluminum window frame with white spirit using a clean
rag. The frame and wall surfaces around the gap shall be protected with masking tape to prevent the sealant
from staining these surfaces and to obtain a neat sealant joint. Backer rod shall be used to achieve better
compactness of the applied sealant.

11.1.13 Painting Methodology

Painting materials will be obtained from Sadolin or Plascon Paints with approval of the Client. Each
succeeding coat of priming, undercoating and finishing (pigment) of clear coating shall be sufficiently
differently different in colour as to be readily distinguishable. All primers and paints in one system upon
a particular surface shall be obtained from the same manufacturers (Sadolin Paints).

Before painting is commenced floors shall be swept and washed over, surfaces to be painted shall be
cleaned before applying paint as specified, and all precautions taken to keep down dust whilst work is in
progress. No paint shall be applied to surfaces structurally or superficially damp and all surfaces must
be ascertained to be free from condensation, efflorescence, etc., before the application of each coat. No
painting shall be carried out externally during humid, rainy, damp, foggy or freezing conditions or
conditions where surfaces have attained excessively high temperatures or during dust storms. No new
primed or undercoated woodwork and metalwork shall be left in an exposed or unsuitable situation for
an undue period before completing the process.

Each coat of paint shall be so applied as to produce a film of uniform thickness. All paint shall be
applied in accordance with the manufacturer’s instructions. Special attention shall be given to ensure
that all surfaces including edges, corners, crevices, welds and rivets receive a film thickness equivalent
to that of adjacent painted surfaces. All coats shall be thoroughly dried before succeeding coats are
applied. We shall allow a minimum of 24 hours between applications on any one surface, unless
otherwise specified by the manufacturer or client.

11.1.14 External Works

These works shall be done independently from other works. They will commence in the last month of
construction implementation.

key personnel in form of Project Manager and Site Supervisors will be available during the months of
defects liability period.

12. QUALITY ASSURANCE PLAN:

To ensure that quality is adhered on site the Contractor maintains a hierarchy or system that integrates all
players within the organization to be oriented towards delivery of a quality product. To manage the
quality on site, it is therefore validly essential to record in detail all the work progress on a daily basis.
This stringent exercise in turn results into the easy compilation of weekly and monthly reports.

13. PROCESS REPORTING:

Being one of the most important functions of any project, it is the means by which the site acquaints the
management at Head Office about the status of the work progress at the site. Standard formats
dependent on various activities will be developed to ensure that the activities are executed in line with the
specifications and requirements of the project. This shall generate a fool proof method to streamline the
daily recording of the progress at site on the various items of work and fronts. For projects containing
numerous items of work spread over large areas, this form of progress reporting shall be a way forward
to reducing any inconsistencies towards achieving quality.

In order to maintain a systematic and regular data on the progress on the various items of work at site a
different method shall be used. This shall be in three stages.

Daily progress recording: In this register shall be maintained at site with all major items listed in
serialized as per their occurrence at site or as anticipated. These shall be dated from the date of start of
work. All day’s progress at the different locations shall be clearly entered in the register and
cumulatively shown every day. Any particular difficulties faced obstacles; etc shall be entered in the
remarks column. This shall be maintained at the work site office.

Weekly progress report: standard approved formats shall be utilized for this activity. These shall be
printed and bound in books in triplicate. Based on the daily progress records, the weekly progress sheet
shall be filled in by designated authority regarding the progress during the week after their certification,
the site engineer and project manager shall certify and submit to the Head Office on the 1 st day of each
week. Any issues regarding quality will be channeled to the Managing Director through the Quality
Assurance Officer for action.

Monthly progress report: This shall be a detailed progress report for the entire month based on the
daily and weekly progress reports. In this a detailed report format to be decided jointly by Project
Manager and Managing Director shall be made, duly indicating the monthly planned and this shall be in
tabular form as shown. The tabular form shall be supplemented with a narrative portion describing the
various activities, planned, and achieved quantities obstacles/difficulties faced at site, assistance
(technical/administrative/financial required from Head Office in order to ensure that the work moves
smoothly to the Client satisfaction. Some of the important achievements during the month shall be
included with suitable captions.

23
14. QUALITY CONTROL

Quality Assurance is the most important factor, which is intended to be introduced in all sites with an
intention to introduce, train, and inspire all the site engineers to maintain a constant check on the quality
of work being executed at the site. It is by no means an attempt to replace the quality control measures
required by the Client/Consultant, but to supplement [Link] will be an in-house effort in line with the
Company’s policy to achieve quality consciousness and assurance throughout the project execution.

This shall be achieved by having a set of “CHECK-SHEETS” for all the major activities for the civil

works i.e. earth works, PCC, RCC reinforcement, shuttering, etc. all in printed format with little
writing work to be done. It shall be an exercise to make everyone involved at site in the construction work
in the overall quality maintenance, without which the cost control cannot be achieved.

The responsibility of ensuring quality is channeled through a person with adequate experience in quality
control of the level of engineer. In this context the project Manager and Site Engineer will be generally in
charge of quality on site and monthly progressive meetings will also be used as checks on quality of
works on site. The Site Engineer and Project Manager on site will report to the Quality Assurance
Officer and Managing Director at the Head Office.

The quality check sheets shall be filled in by the concerned foreman and lab technician as per the norms
in standard format. The Materials Engineer shall finally check whether all the quality control
requirement s have been fulfilled i.e. all checks done and completed by the responsible foremen, all
safety requirements have been met or not all approaches have been made in a safe manner, all
dewatering/lighting arrangements have been under or let after satisfying himself he shall give his
clearance after which the Project Manager shall authorize the same to be offered for checking by the
Client with his signature.

The materials Engineer shall have the liberty to report to the Managing Director in confidential reports
about foremen disregarding the Quality Control procedures after duly reporting the matter to the Project
Manager.

This procedure is implemented as a caution to foremen to curb the laxity in the following procedures
appropriately.

If after repeated reminders the responsible parties do not adhere to the Quality Control requirements the
Materials Engineer shall directly report the matter to the Managing Director and Quality Assurance
Officer for necessary action.
