NATIONAL BUILDING CODE (NBC 2016)

1. HIGH-RISE CLASSIFICATION & HEIGHT


High-Rise = Height ≥ 15 m

Height measured from:


Average ground level → Terrace level

Minimum floor-to-floor heights:

Residential = 2.75 m
Commercial/Office = 3.60 m
Parking = 2.40 m clear

Fire Safety Trigger Levels:

Height ≥ 15 m
• 2 enclosed staircases
• Fire lift
• Wet riser

Height ≥ 24 m
• Refuge area
• Automatic sprinkler

Height ≥ 30 m
• Fire command centre

STAIRCASE CALCULATION
Number of staircases:

High-Rise Residential = Minimum 2


Commercial = Based on exit width calculation

Stair Width Calculation:

Required Stair Width = (Occupant Load / 50) × 0.5

But not less than:


Residential = 1.5 m
Commercial = 2.0 m
Stair Design:

Tread ≥ 300 mm
Riser ≤ 150 mm Enclosed fire-rated stair mandatory.

BASEMENT & PODIUM PARKING NORMS


Ramp Width:

One-way = 3.6 m
Two-way = 7.2 m

Ramp Slope:

Maximum = 1:8
Preferred = 1:10

Headroom: Minimum clear = 2.4 m

Ventilation: 6 air changes per hour (mechanical)

Podium slab load (for fire tender): 45 tones

Fire Tender Access:

Road width = 6 m minimum


Turning radius = 9 m
Dead end ≤ 30 m

REFUGE AREA CALCULATION


Applicable if height ≥ 24 m

Location: At every 24 m vertical interval

Area: Refuge Area = 4% × Floor Plate Area Must be open to air.

As per National Building Code of India 2016 (Part 3 – Development ControlRules)

DEFINITION OF ECS (Equivalent Car Space)

1 ECS (Car) includes:


Parking stall + circulation area
Gross area per ECS (including circulation): 23–30 sqm

Residential Parking

Requirement:
1 ECS per 100 sqm Built-Up Area

Formula:
ECS (Residential) = Residential BUA / 100

If visitor parking required:


Visitor ECS = 10% of Residential ECS

Total Residential ECS =


(Residential BUA / 100) + 10%

Office Parking
Requirement:
1 ECS per 50 sqm BUA

Formula:
ECS (Office) = Office BUA / 50

Retail / Commercial Parking


Requirement:
1 ECS per 40 sqm BUA

Formula:
ECS (Retail) = Retail BUA / 40
TWO-WHEELER PARKING
Two-wheeler stall:
1.0 m × 2.0 m = 2 sqm

With circulation:
3 sqm per bike

If regulation requires 25% of car parking:

Two-Wheeler Area =
Number of 2W × 3 sqm

Conversion:
4 Two-wheelers ≈ 1 ECS

ACCESSIBLE PARKING

Minimum:
1 Accessible Space per 50 car spaces

Size:
3.6 m × 5.0 m

Location:
Near entrance/lift core

BASEMENT PARKING CALCULATION

1 Basement Area Efficiency

Parking efficiency:
65%–75%

Usable Parking Area =


Basement Floor Plate × 0.70
Cars per Basement Floor =
Usable Parking Area / Area per ECS

Number of Basement Floors Required =


Total ECS / Cars per Basement Floor

Without special approval:


Maximum 9 m below ground level

RAMP DESIGN CALCULATION

Ramp Width

One-way:
3.6 m minimum

Two-way:
7.2 m minimum

Ramp Slope

Maximum slope:
1:8 (12.5%)

Preferred:
1:10 (10%)

Ramp Length Calculation:

Ramp Length =
Floor Height × 8

(If using 1:8 slope)


Landing required at top & bottom:
Minimum 3 m

DRIVE AISLE WIDTH

For 90° Parking:


6.0 m aisle width

For 60° Parking:


5.5 m

For 45° Parking:


3.6–4.0 m

Turning Radius:
6 m minimum (cars)

Fire Tender Turning Radius:


9 m minimum

CLEAR HEIGHT REQUIREMENTS

Parking Basement Clear Height:


2.4 m minimum

With mechanical ducts:


Recommended 2.7 m

VENTILATION REQUIREMENTS

Mechanical Ventilation:

6 Air Changes per Hour (ACH)

Natural ventilation:
Openings equal to 2.5% of floor area
