Whereas the First Party’s– House No-57, Road No-14, Sector-13, Uttara, Dhaka-1230, Residential area
located Buildings 6th storied B/6 Flat’s owner, so, if the first party wants to rent the B / 6 flat on the 6th
floor of the building described in the monthly rent to the second party, the Second Party agrees to accept
it in accordance with the terms set out below.
Terms & Condition
1) (a) This agreement will be effective from March 01, 2022 AD and the contract will be valid
till 01 (one) year ie 28 February 2023. At the end of the term, the contract term can be renewed
for the next term on the basis of discussion of both parties.
(b) After the expiration of the contract, peacefully explain the second party's description of the
flat. If the expiration of the contract expires, the house rent will be increased by 15% every year
with the consent of both parties.
2) (a) The monthly rent (Without Parking) of the mentioned flat is 22,000 /- (Twenty two
Thousand) which remains unchanged for 01 (One) years.
(b) The second party will pay the initial payment to the first party as before the signing of the
money agreement of the house of 02 (two) months as security. Regarding the expiration of the
contract at the end of the contract, the second party will be refunded.
(c) The second party will enter home in the first month after paying the rent of that month and
from the flowing month the rent of any month will be paid by 7th (For example rent of month
November will be paid within 7th of November) that month.
(d) The second party will pay the service charge at the rate fixed by the Owner's Association to
the manager / officer appointed by the Owner's Association with regular house rent. Note that
water and sewerage tax will be included in the service charge. Continued page-2

(e) The second party will pay the electricity bill used by the him. Which will be paid to the
appropriate authority through the concerned Bank.
3) During the contract, both sides will be able to terminate the present contact by giving written
(signed and dated) notice before 03 (three) months of the intended date of termination. The date
when the notice is received by the others party will be treated as the date of issuing notice.
4) If the second party (tenant) wants to early termination of the present contact with a notice in
writing, the proportionate amount of money (equivalent to the rent of time less than three as of pasa-
3 of the present clause) will be deducted from the advance (security Deposit) money. [ For example
if the tenant give notice for termination two month before the intended date of termination, then
rent of one (03-02) month will be deducted from the advance money]
5) If the second party wants to terminate the rental contract for less than 6 months, then the cost
will be deducted at Tk 10,000 / - (Ten Thousand) for the home-based cost of the house.
6) During the recruitment period, the second party will use its parts to use the commute, water
mill, bulb, tube, switch, socket, site and other necessary fittings to be broken, buy it at their
own initiative or repair it and explain it to the first party when leaving the house.
7) The second party will not make any kind of changes or modifications of any wall, floors,
windows, fittings or whatsoever in any part of the flat.
8) The second party must not allow anybody else to give them sublet or free access to live in.
9) The second party will accept DIS, Internet and telephone connections on their own initiative
and with their own consent, and provide the copies of the bill paid to the first party. If there is
a pending balance, then the first party will not be held responsible for it. That responsibility
will be limited to the second party and relevant departments.
10) The second party will maintain the flat and keep the flat clean and intact.
11) During the hiring, the first party will be able to enter the apartment prior to the specific cause
and purposes.
12) During the hiring, the second party tenant must abide by the rules and regulations set by the
Apartment Owners Association.
13) In accordance with this agreement, the second party will not be entitled to any right of this
house or you will not be able to extend the term of the contract voluntarily by showing any
excuse.

14) The second party tenant has to comply with the following rules and regulations.
A) The second party must respect and obey the laws and regulation of the state of Bangladesh.
B) The apartment must not be used for any kind of illegal, unlawful, anti-social, unethical or
immoral activity or any subversive actives in Bangladesh. The second party will be fully
responsible for any kind of deviation from this.
C). the second party must not create any sort of social nuisance for the neighborhoods or for
the area.
D). Regardless of the habit of living in the modesty and decency must be maintained. Any kind
of haven or disorder must be avoided.
E) It cannot be used in any kind of anti-social, unethical or immoral activities.
F) Apartments or apartments cannot be used for any type of signboard, advertisement board or
design.
g) No change of apartment is allowed and if any kind is made to the property the 1st party must
pay to fix it.
h) The 2nd party must not do any anti-religious or religiously sensitive activities or propaganda
or publicity in writing or on the social media and must not engage in any kind of cybercrimes.
After this, both the parties today signed the signature of the witnesses mentioned below on 15/10/2021,
in the healthy body, voluntary and healthy brain, without any provocation.

Tenants are not allowed to make changes or modifications to any part of the apartment, including walls, floors, and fittings . If unauthorized alterations or damages occur, the tenant is liable for all repair costs. Furthermore, if the modifications result in any changes to the property, financial responsibilities fall to the tenant to restore or compensate these .

The tenant must pay a security deposit equivalent to two months' rent upon signing the agreement . If the contract is not breached, this deposit is refundable at the end of the lease term . They must not create social nuisances, use the apartment for anti-social activities, or engage in religious or cyber crimes . It is also required to maintain decency and avoid disorderly conduct .

The tenant is responsible for keeping the flat clean and intact . They must also use and maintain all fittings such as the commute, water mill, bulbs, switches, and sockets. If any are broken, the tenant must repair or replace them at their own cost before vacating . No modifications to walls, floors, or other structures are allowed .

The tenant is prohibited from allowing any subletting or unauthorized occupancy. They cannot allow anyone else to live in the apartment or provide unrestricted free access to others . Such actions would violate the terms set in the rental agreement, designating full occupancy responsibility to the tenant .

The rental agreement may be renewed for another term upon expiry through mutual discussion and consent of both the first party (landlord) and the second party (tenant). After the expiration of the current contract, if renewed, the rent will be increased by 15% every year with the consent of both parties .

Tenants are responsible for acquiring DIS, internet, and telephone connections on their own. They must manage the process of subscription personally and are required to provide copies of paid bills to the landlord . Any outstanding balances for these services fall under the tenant's responsibility, with no liability on the landlord .

The landlord retains the right to enter the rented apartment if there is a specific cause or purpose during the hiring period. This entry must be justified, as the terms do not permit arbitrary or frequent landlord entries . However, the agreement emphasizes that the tenant cannot impede this access when there is a valid reason presented by the landlord .

The tenant is required to pay the electricity bill to the appropriate authority through a bank . Additionally, the tenant must pay a service charge at a rate determined by the Owner's Association, which includes water and sewerage tax, as part of the regular house rent .
