    A coat of paint added $40,000 to the asking price. This is one of the most underrated moves in real estate, and almost nobody talks about it seriously. Painting, cleaning, and decluttering before listing is the most strategic and easiest thing you can do Look, buyers do not buy square footage. They buy the feeling of a well-maintained asset. Paint and repairs signal one thing to a buyer's brain: this owner paid attention. And a buyer who trusts the maintenance history negotiates less aggressively. In residential, this logic is well understood. In commercial real estate, most investors still ignore it. The same principle applies, just at a different scale. When I evaluate a commercial asset, the physical condition tells me more than the rent roll does. Here is what I actually look for: Deferred maintenance is a negotiation weapon against you. A buyer will price every visible repair at three times what it actually costs. Common area presentation drives tenant retention. A well-kept lobby, clean corridors, and functioning systems signal to tenants that ownership is serious. That reduces vacancy risk quietly over time. Curb appeal affects NOI indirectly. Properties that look sharp attract better tenants, command higher rents, and appraise closer to replacement cost. Operational systems matter more than finishes. HVAC, electrical, plumbing, and roofing condition will make or break your cap rate conversation with any serious buyer. Sometimes, clients laugh and say, “Nobody will notice,” but trust me—first impressions can make or break a sale. Recently, I was out showing properties and made some eye-opening observations. Here are my top tips to ensure your home makes a stellar first impression: 1. Curb Appeal: Make your home stand out for the right reasons. A welcoming, well-cared-for exterior invites buyers in! I’ve raked leaves, shovelled snow, power-washed, and dropped off planters just to boost curb appeal. 2. Front Entrance: Details matter—matching mailboxes, house numbers, and door handles in a clean, fresh finish can make a big difference. Ensure it’s well-lit for evening showings! 3. First 10 Seconds: Buyers immediately know if it’s “their” home, within the first 10 seconds of walking in. Small overlooked details—like dirty floors, scuffed baseboards, or smudged doors—can turn them off faster than you think. 4. Floors & Walls: Clean floors and spotless baseboards are a must, especially in winter when buyers take off their shoes. If your home is vacant, a fresh coat of paint and patched walls go a long way. 5. Scents: Fresh and Airy for the Win! Eliminate any cigarette or pet odours.
